"THE most unprofessional realty company I have ever dealt with. I applied for a property with several roommates, I was told it would take three days maximum to process my application and hear an answer back, as the start of the lease was fast approaching. After 4 days of hearing absolutely nothing at all, and two days before the lease is supposed to begin, I finally decided to call. When I called, I was asked what my name and the property I was interested in was. After I told them, they told me to hold on a second. After literally two seconds, they came back and told me that the applications were still on the table, and that they hadn't presented anything to the homeowner yet and it would be another three days before they could tell me anything, and I would receive either an email or phone call, or both. Mind you, that is past the start of the lease term. My roommate then decides to call 5 minutes later, at which point they told me that the homeowner had already made a decision and that they decided to go with another applicant (fine by me). However, I don't understand how you can go from "nothing has been presented to the homeowner" to, "the homeowner looked at the multiple applicants and decided to go with someone other than you" in five minutes. It is now the day after said event, the ad for the property is still up on multiple websites, and I, nor my two other applicants have yet to receive any sort of email or phone call stating that the homeowner went with a different applicant. Completely unprofessional service. I would not recommend this company to any landlords nor tenants, and from reading the other reviews this has been happening for a while. Piss poor service. If I could give ZERO stars I would."
"Don’t be fooled by the fancy name! I have never had such a negative experience from start to finish as I did with these clowns. If you don’t mind being consistently treated in a demeaning, condescending manner, like a presumed criminal, then rent your property here. From the lease signing until the end when they keep your security deposits by itemizing normal wear and tear and preexisting damage, you will feel like you’re dealing with a group of slum lords with a fancy name. When it comes to repairs and service, they are generally difficult and unpleasant, and poorly responsive. Even if you pay your rent on time and take great care of the property, you will always feel they are expecting you to behave like trash, and they treat you accordingly. Ironically, given how strict and detailed the lease contract is, they failed to uphold their end of it when it came to the stated time frame for returning my deposits. It ultimately didn’t matter, since they found a way to keep most of it anyway. Bottom line, if you have decent credit and other options, steer clear of this big rip off company (each office is reported as independently operated, so there may be variability with different locations; this was the Northshore branch I dealt with, but go look at all the complaints against CB nationally and it may be that they manage to maintain a consistently low level of customer satisfaction). There are plenty of honest realtors who will rent to professionals and treat you with respect and fairness, as well as provide good service and value you as a renter. If you don’t have other options, or are finding it hard to avoid them because of their size and share of the rental market, at least be prepared for what to expect and approach every step of the process carefully to protect yourself. Take pictures and report every tiniest blemish when you move in, because they will try to use your deposits to upgrade the owner's property when you move out. By the way, Missy Shedlock (below) works there. A tad dishonest to pose as a customer/client, but I'm not surprised at all."
"I had a terrific experience with Coldwell Banker Wallace & Wallace Property Management. Katie was a true professional showed up on time to look at my property and explained the listing rental agreement and the suggested rental fee for the market that my property is in (West Knoxville). She explained the market trend and helped me figure out a fair rental fee. Her staff came out to take photos and my property was listed on the company website in no time. I was receiving weekly updates via email on the scheduled showings and She was able to secure a qualified tenant in less than 2 and a half weeks! I have since been receiving monthly statements showing breakdown of monthly fees collected, etc. The best part... at tax season all I had to do is print and turn it over to my CPA. She loved it! Ginger and Heather have always been helpful in answering my questions. I would recommend Coldwell Banker Wallace & Wallace, Realtors for any of their Property Management services."
"Horrible experiences... Ripped off ALERT awareness...First of all, Wallace & Wallace cannot stand up for you with landlord when it is needed. For instant, the agent gave you the paper to jot down from your first move in. I reported all the problems in the house. None of them has done or accomplished. Their (Wallace & Wallace) responses were the landlord denied my request. It was reached to the point where I had to go doctor for my skin reaction and medical attention was required. Then, they (Wallace & Wallace) sent out a clean up team to clean up my house and even the clean up guys had to say it was tons of dirt In the house (the thickness is around 1 inches of dirt). In addition, it happened several times that the sewer was stuck at the sink and one time it stuck for three days and the smell was extremely worst where my baby keep asking me, “daddy, why has our house had so bad smell? I called them that I need to rent a suite at the hotel and it needs to be repaired emergency. Ginger, who is the property manager said that let her contact the landlord and we have to wait for the landlord's responses. I told her that I need to go to the hotel to stay over night until the sewer is fixed. She told me it is my choices but I have to pay out of my pocket. I then have to rent the hotel to stay over 2 nights and paid from my expenses. Also, the repair guy made the appointment to fix the sewer never show up according to appointment time (8am to noon). Respectfully, everyone is value his/her time and so do I. I called the maintenance numerous times without responses and when I was with my customer in 6 hours later which is 6 p.m. He called and said that he was now at my house. I had to drop my customer on hand and returned back to the house. While I were on the way back to the house I got into car accident. The story was not end at this point, I kept calling them express in the problems that I had from the beginning when I moved in which is the house was extremely leaked and the air has been gone out of the house and house size is only 2300 square feet and I only stay at the house over night because I work long hour and 7 days a week. Monthly, I have to pay around $600- $700 a month on KUB bill. Yes, Ginger, manager of Wallace & Wallace simply said you can wait until the contract of a year is over to move out. The lease was now over and before I talked to the realtor agent, she told me that it will be month by month after it. However, I either have to renew the lease or move out. At this point, I got a gout flare and my foot is very hurt and hard to move around. I had to come to their office to do a 10 days extension and pay the prorated fees. Generally, these people who work there are seen very profiling in my aspect. I try to get things easy and get it through with without have to deal with them anymore..... It comes to the point I have to write them a extremely worst feedback and will soon write a letter to realtor license regulation to file a complaint on them so the system can administrate investigate on my case. In addition, I will forward this letter to news media, social media, BBB and to anyone that could reach out for my concerns. They are actually a rip off service. At the beginning, the realtor agent told me that I must have security deposit for $1200 and it will return back around $1000 because landlord will use $200 to clean up my house if I decide to move out for next vendor. I then ask her, “do I need to clean up house while I already pay out $200?” and her correspond is "NO” because I already agreed to pay for clean up service. About two later after a move out, they sent me a letter without returning me a penny from my $1200 deposit. In return, I owed them additional $75 because of the total of clean up and no property damaged. If my monies are not returned for the compensation of KUB and other losses, I will make sure that their licenses be revoked through the license and regulation for dishonesty business. I could take further actions by bringing the to court upon my losses and victim of their company."
"Would have a hard time recommending these guys as a property management company to others. They seem like great people, but the lack of diligence in getting major and minor things repaired in their properties is concerning and fairly frustrating. As one example, when our oven went out, it took them a week plus to get one person to just come out and look and say we needed a new oven, then two more weeks to have a second appliance tech come out and confirm we needed a new oven, and then another week plus (could be longer, we're still waiting) to have the oven replaced. I understand needing time to confer with the owner of the house about how to move forward, but seems like something should be done to make things like this move a little faster, especially when it's a major appliance needed for cooking food. Not the type that loves leaving frustrated reviews, but don't feel like talking to them directly has done much to improve the situation, so feel like it's the right thing to warn other people about the issue. Coldwell: if you guys would like to contact me and let me know how you plan to resolve this and do something to compensate for the lack of diligence, I'm all ears and will be glad to delete this review."
