"Read the fine print before signing here. So many hidden fees. I helped my sister get out of a horrible contract. Management very poor. Do not trust. they take advantage of college students. I would never let my kids live here."
"I was pretty skeptical of this place before I moved in. The pictures didn't look great, and they wouldn't let me do a walkthrough of the apartment before moving in. I very quickly forgot about my misgivings after moving in though. There isn't anything standout about the Kimball apartments, no single feature that makes them great. Every detail is just good enough that together, they make for a great experience. It's close to BYU, everything is in pretty good shape, maintenance requests have been fulfilled so fast, and my interactions with management have all been good, where with most apartments I feel like interacting with management is always a stressful experience. It seriously helps that my roommates and neighbors are good as well, but without that I would still say this is a good place to live. Oh yeah, and the parking is off the street behind the building, and there have only been a few times that every spot has been filled. The washer/dryer situation is a little weird, but honestly it's a fair trade for everything else being good. To those reading this, thinking it might sound too good to be true, I promise it is not, unless something drastically changes after I write this."
"I love the Kimball apartments! The location is awesome, so close to BYU campus and bus stops. It is a good size, with a large kitchen that I love. The price is pretty good as well. Maintenance is always very quick and efficient. The ward is awesome and social! Definitely suggest buying a parking pass because street parking can be so hard to find. And it is really cold in the summer and hot in the winter in the apartment, but that is manageable. Overall a great place to live and would suggest to anyone!"
"This has been my first off-campus housing experience and I've enjoyed it here. Albeit not perfect, Kimball Apartments is homey, practical, and reasonably affordable. Pros: - Price (I love anything below $400 a month) - Location: super close to BYU campus (about a 5 min walk to the edge of campus; 15-20 min to the Wilkinson Student Center); UVX bus stop nearby (if you don't have a car, it's a lifesaver--can get to the Neighborhood Market Walmart in about 20 min) - Set-up: apartment feels more like a little house than an apartment (I consider that a plus) Cons: - Only one to two electrical outlets in every room (not a dealbreaker for me, but just kind of annoying) - Internet is flaky in the kitchen (could just be our apartment) - Close to neighbors: you can kind of hear the people upstairs and around you (hasn't bothered me really, but other people might find it annoying) - Lighting: only three windows--one in each bedroom and one in the living room, but that one faces out into the small entryway. (I wish there were more windows) - Coin-laundry machines (at least for me getting enough quarters can sometimes be a hassle; $1.50 for wash cycles and $1.25 for drying; there is a laundromat a 15-20 min walk away with a bill to coin machine (costs a small fee)) - Gas-operated stove: be prepared for your food to cook very quickly--the dials produce very little variation as far as heat intensity goes - Heating/cooling: at least in my apartment you do not have access to the thermostat so it was pretty cold in the summer and sometimes too warm in the winter (just crack a window open) - Shelving: at least in my bedroom we didn't have a lot of shelving/places to put stuff (the furniture, in general, is pretty basic) In conclusion, Kimball Apartments is a great place to live in. It does have its weak points, however, nothing glaringly bad (it all depends on what is important to you). I reccomend it positively."
"This is an older house with lots of character and charm. It has great upkeep for how old it is. The price is good, especially for how close it is to BYU campus, the bus, and Center Street. The apartments around are social and management is helpful. If you have a parking pass, parking is wonderful. During busier semester street parking is harder to find. Overall, this is a great place to live."
