"Wouldn't recommend this place to anyone. It's super overpriced for generic Provo cinderbrick and there's a ton of hidden fees in the rent so it's even more expensive than it looks. They were "finishing up" renovations when I moved in Aug 2023 but there wasn't a kitchen sink until halfway through October and the backsplash wasn't finished by the time I moved out in Jan. The water heater went out 6 times in the semester I lived there, which meant anywhere from 24hrs to 5 days of no hot water. Office hours were inconsistent and good luck finding someone in the office when they were "open." Only good things about it were the ward (shout-out to bishop for officiating my wedding ceremony lol) and maintenance responded to requests quickly. If someone asked me for recommendations of where to live in Provo, campus edge would never make the list."
"Terrible management. They keep your deposit when you move out no matter how clean you leave the apartment. Its a scam. Don't live in any properties managed or owned by this company - Redstone Residential. Update - I emailed the address Redstone Residential left in response to my review and have heard nothing back. And have not received my deposit back. Again - terrible company. Don't do business with them. Dont' live in any apartment that is managed or owned by Redstone Residential. They keep your deposit at the end of the contract even when you leave the apartment clean. Its a scam. Managment is not helpful or responsive. Also its hard to speak with anyone in charge. UPDATE - I did reach out to the email address they gave and no one responded. This managment company only cares about making money. They will keep part of your deposit. Even though the contract states they only do that for damage beyond regular wear. Which, face it, these places are so old you can't make them look much worse. This company manages many properties. All the Liberty propertys, Campus Edge and Campus Way. Seriously look into who the management company is before you sign a contract for an apartment. This company should be investigated for illegally withholding deposits from hundreds (or thousands) of students. They claim to use it for cleaning, but don't."
"The hot water hasn't been working for the last several days. They'll probably have a lot of tenants asking for rental abatements to get out of their contracts and get their security deposits back. It sounds kind of like what happened at Campus Way a while back, except that lasted something like a month. It makes me think that Redstone Residential is not doing a good job. Also, the laundry doesn't work well at all. Somethings wrong with it. And to top it all off, the phone line for emergency maintenance doesn't seem to work right. It always goes to voice mail or doesn't connect. Good luck if a pipe bursts after hours!"
"I moved in January 6, 2024. I am writing this review two days later, so I have yet to experience any of the bad things in other reviews. PROS: - I hit the jackpot with my roommates. All three of them are super clean and organized. - My room seems to be in better shape and cleanliness than others reviews have mentioned. - I am on the backside of the property so there is minimal road noise - the gym is good enough for working out - personal preference, but the beds are good, beware they are more stiff and springy than usual. - there is a ton more storage than I was expecting. - there is a desk wide enough for two people to study at in the living room, so great for having people over. Same with the kitchen table. - in room desks are large enough for a dual monitor set up, which I was not expecting. - my room has very minimal damage to it, mainly small paint chips and 3 vanity lights out. - very strong water pressure - pro and con, there is no ice tray in the freezer, so you have more freezer space, but you don’t have access to ice. CONS - slightly lacking kitchen storage space, so items either needs to be stacked awkwardly or put in the walk way storage. - parking is $30 and my rent is $435 without it, and my roommates is up to about $550 with hidden fees, so expect to pay more than you think you will. - parking is tight and one way - random 3 inch gap in the wall to the side of the stove. - super thin walls between bedrooms, so even quietly talking can still be heard by roommates. - very small bathroom, but it’s do able. - your $100 “thank you” fee when applying and $300 security deposit. - needing to make double the rent. If your rent is only $435, and you make, after tax and all that, $12 an hour, you need to work 72 hours, which is challenging to get that many hours at a job in college. You likely will need your parents to co sign. - windows are thin as well so you can hear people walk and drive by. - my roommate has already had the water go out, and the water gets very hot so be careful. - difficult to get a hold of management. I called 11 times in one day and didn’t hear anything from them. I heard that he manages multiple properties, so that would be a good reason. - put in a maintenance request for 3 lightbulbs for the vanity, as they were missing, and they completed it within 2 hours. CONS are much easier to think of then PROS, but there are indeed more cons than pros. 4 stars for now, will update as time goes on. UPDATE 1/31/24 Nobody is in the office. The past couple times I have checked, there has been no one there. I’ve tried calling this location and campus way, as well as looking in the office, and it is always silent. I have gotten three parking tickets (4 months worth of parking passes for campus edge) now because I cannot get one from here due to the lack of management. Updating from a 4 star to a 3 star."
"Wouldn’t recommend this place to anyone I actually care about, my buddies and I moved here together from The Colony with the expectation that it would be cheaper. Location is nice, but there’s tons of hidden fees and the biggest problem is the hot water has gone out 3 times in the 4 months I’ve lived here. Ridiculous. Pretty basic amenity that people need to wash dishes and take a shower without literally freezing. Fun social groups but it’s also Provo, you can find great people anywhere. Office hours are incongruent with what’s actually listed on the website. Pros: prompt maintenance and our apartment recently got renovated. When the staff does answer they’re great and helpful when I was working on selling my lease. I always try to give people the benefit of the doubt but it’s managed by Redstone Residential which has the resources to make this an awesome place to live. Hopefully they’re making the steps to get it there but right now I’d pick somewhere else if you’re searching."
