"Ahhh campus way. I lived here from 2022-2023 and it was a nightmare! We had no hot water for three months in the dead of winter and no apology was given or refund of any sort. Campus way only fixed the situation when we got local media involved and signed a legal notice of deficient conditions.Campus way did not care about residents at all or about us having hot water during such a frigid winter. In the summer, campus way staff brought a whole family into my apartment to tour it without prior permission from my roommates and I. They proceeded to open my bed room door while I was napping to show the family what a room looked like. I worked night shifts, so it was pretty upsetting to have my privacy and rest disturbed like that. Again - no apology was given, they just hurried out of the apartment afterwards. Cleaning checks were given with extremely little notice. During finals week we were given TWO DAYS notice of clean checks. Everywhere else I’ve lived gave us 2 weeks of notice as a courtesy. But no, campus way settled on two days notice during finals week. Our water was shut off frequently with no warning. I would come home from the gym and have nowhere to shower for 5-6 hours. It severely interrupted my routine with never having a notice more than two hours prior to the water being shut off. This happened 10+ times in my year at campus way. At move out time campus way charged $150 cleaning fee even though the lease states that you will only get charged for damages beyond “normal wear and tear” I got my security deposit back after a ton of advocating for myself, but I came to find out that they charged this fee to every single resident. How can it be “damages beyond normal wear and tear” if every single resident was charged it?? One of my roommates sent more than 10 messages and emails and they purposely avoid her calls and emails to avoid reimbursing her. None of my roommates were able to get reimbursed because their communications to campus way were ignored. I am not one to leave bad reviews, but 6 months later and I still have a bad taste in my mouth from this place. They cut every corner possible, take your money whenever they can, and do not care about their residents in the slightest. If you need to contact them about something they view as unpleasant, they will ignore you. I was always polite, but so many of my messages were ignored. This was a common theme for everyone in the ward. Most “good reviews” here are incentivized by the property - they offer free food or to be in a raffle or some prize for good reviews. Don’t be fooled by those reviews. Save yourself from Campus way, there are many more honest and caring places to live in Provo!!"
"I just had some questions for Cameron who helps run Campus Way. He was so easy to talk with and very nice. I brought in my daughter in a few days ago to get her moved in and he was very professional. I would recommend Campus Way to anyone looking for a good place to rent in the heart of Provo."
"Probably the worse staff to ever run an apartment complex! Joslyn is a very unprofessional manager in my opinion, they never respond to emails it takes them months come to fix things we have asked them repeatedly to come fix. We didn’t have hot water for 3weeks and our microwave was never replaced the entire time we lived there. The manager also lies, just save yourself the troubles Do not stay at this property! I had several friends that live here as well and they all can’t wait to get out of their lease and leave!!"
"I would not recommend buying a contract at Campus Way. I loved my roommates and the ward, but because of the many issues with management and our basic living conditions, it's not worth it. When I first signed my contract and then moved in (August 2022), it was not disclosed to me that there were preexisting water issues, even though one roommate experienced the same issues from 2021-2022. Our water didn't get cold--it only ranged from hot to burning hot. We submitted multiple maintenance reports, but maintenance and management told us that there was no way to fix this issue (“I looked at the cold water situation. What is going on is the hot and cold water pipes are right next to each other across our property. This means the cold line gets some of the radiating heat from the hot water line." -report from maintenance). We were just told to deal with this burning hot water. In December, we were finally able to get cold water--but ONLY cold water. The water heater broke, and we had to deal with cold water for multiple months. I submitted my first maintenance report about this in December, and they didn't fix it until March. One example of why Campus Way's management is so sketchy is that when I went in to talk to them in-person, they tried getting me to sign a nondisclosure agreement to get a small rent refund, which I never ended up doing because they pretended they never offered me a discount and then never responded to later emails, offering no solution. So we just had to deal with cold water during the WINTER. After finally having normal water (both hot and cold) in March, they then decided to withhold $150 from all of our safety deposits for "carpet care/cleaning". I believe they charged everyone that moved out with this same fee, even though it was unnecessary. After many phone calls (they never answered my calls or messages), emails (they never responded to me), and text messages (one person finally responded to me), and 2 months later, I finally received the $150 deposit back in the mail. So to summarize everything, the people are great, but the management (besides Cameron, he's a genuine & honest guy) is not. Edit: They responded to my review within a few hours, but it took them months to fix any issues while they were actually occurring despite my repeated outreach to them. Ignore their replies to these reviews"
"The rooms are nice, they’re fast to respond to our work requests. It’s a good social environment and fun ward. There’s a lot of unity. Some important details aren’t advertised very clearly on the website like the need for a parking pass and I didn’t get to know anything about my roommates until after I had moved in, which was hard for planning and preparation before move in."
