"I lived there for three years. I just moved out and they stole 75% of my $1000 deposit. Very disappointed."
"Good: Perfect first apartment for a married students if cutting costs is important- rent is under 1000 as of 2022. Living room and bedroom are both weirdly huge. Location is prime- walkable to downtown, bus stop, campus. Neighborhood is very charming and historic, enjoyed many walks. Ward was great. Beautiful view of mountains outside. BAD: Most couples last less than a year here. No dishwasher or in-unit laundry- having to drag your laundry bins across a parking lot is never fun. The apartments are OLDD and ran through. Every weekend I would clean and yet it never felt clean. Like putting lipstick on a pig. There was mildew on the bathroom ceiling bc it's so old that there's no ventillator/fan (you have to open the window instead), a TON of mold under our kitchen sink and mold in the corner of our bedroom that revealed itself when we moved our furniture to move out. Furnace is from 1999, older than most tenants. Something died in our walls and every afternoon the sun would heat it up and it would smell awful. That was the final straw for me. Mold was still there when we moved out and passed our "cleaning check" so be warned."
"Lived in the second tier apartments which were partially renovated. They had great kitchen countertops. Great price. Maintenence was very responsive. The manager was great at communicating and always seemed kind. The apartments courtyard is well maintained and clean as well. No complaints with internet. Great parking on the street if you have an extra vehicle without a parking pass. Would live here again and would recommend!"
"We like it here at Villa Rose! The apartments are very affordable considering the housing market in Provo. Our one bedroom, one bathroom apartment is spacious enough and has everything we need including a dishwasher and on-site laundry. Management is very quick to fix issues and we haven't had any issues with insects or noisy neighbors. The apartment complex is also in a great spot. We're a block from Provo Center Street, a UVX stop, and the Provo City Center Temple as well as a very short drive from the Frontrunner station and BYU. We couldn't ask for anything better. Of course, not everything is sunshine and rainbows: the apartments are a bit old, including the appliances, and sometimes we wish there was more parking space, but the good parts far out-weight the bad. For the low price we pay, those things are to be expected. Overall, we would love to live here for many more months!"
"Bad: The place is like most of Provo, old; therefore, smells bad. The $40 communication fee is absurd. We can get google fiber for free in Provo. $125 carpet cleaning fee deducted from deposit upon moving which is ironic because the carpet is trash. Sprinklers hit our window every night during the summer making them very dirty and mud would get in the window seal. When we moved in there was a cockroach infestation in our dish washer, no joke. Water pressure is low. You will never pass the cleaning check, NEVER. Everyone I know who has moved gets nailed for something. It's $50/hour for cleaning crew.. we got charged $225 for 4.5 hours. The audacity of the manager to charge us so much when we had to put up with cockroaches for almost 2 months blows my mind. Cockroaches apparently won't keep you from passing inspection, though, because they let the other couple move without being charged (I spoke with that couple recently.. they had twins so the manager must have a soft spot for babies. move when you have a baby). You're lucky if you get 1/2 of your deposit back. Good: Location. Maintenance is responsive. Student Married Ward has a lot of great couples, that's why we stayed for a year."
