"I lived at the Duke for almost 3 years and I loved it!! Really close to downtown and Blackstone plus the staff is amazing. Susan is great and Ed is very personable. Matt their maintenance guy took care of my work ordered quickly and Elliot is great too! I'm going to miss everything about the Duke!"
"I lived here 2019-2023. The management/office staff has consistently been not helpful during my 4 years of staying here. My storage closet got burgled, the office staff asked me to call the police, and that was the end of it. My garage ceiling was cut up when they worked on it, there was dust all over, they did not clean it, it remained in that condition for about 9 months with repeated work happening in the garage, till I got fed up, they gave me a different garage after 9 months. The latest batch of office staff have been the most indifferent yet. The current manager (in May 2023) , I did not get along with her at all, few brief interactions about 3-5 minutes each were painful, she lacks people skills. To top it all, after living there for almost 4 years, I had to break my lease, the management would not reduce the lease break fee of nearly $5000. After putting up with all the inconveniences and sour faced office staff, reducing the penalty for breaking the lease was the least they could do. Also they would not accept a payment plan and wanted me to pay the full amount when I left. As for the apartments, the biggest problems is if people above you so much as just walk around in their apartment, you can hear it as if it is loud stomping. The windows were very tight and difficult to open since I moved in and they haven't fixed them. During the winter, there was a lot of cold air leaking in, they kept saying that the window company had to fix the problem, finally one of the maintenance staff decided that they will caulk the gaps (after dealing with it for 4 months of the last winter) and that solved the problem. Overall, if you have other options, try not to live at this place."
"Beautiful units and safe property. I was looking around for apartments in midtown and this one had the most required fees on-top of the advertised rental price. To get a pet registered is $400 because a DNA sample is mandatory but their pet waste bins were full. Application fee was the most expensive. Gym was nice."
"I've lived at the Duke for a little over a year now, and I have to say, it's the best place to live. It's modern. The amenities are great and kept up. It's close to everything in Omaha. I feel safe here! The office staff is friendly, fun, and productive. They always answer my question and concerns with positive feedback back. They genuinely care! The maintenance staff is the best especially since the supervisor Matt started. He is the most responsive and knowledgeable maintenance guy I've had the pleasure to work with. Thank you for fixing my toilet!!"
"Amenities are very nice. Office rarely answers phone calls & sometimes answers emails. Maintenance did NOT have the unit clean upon move-in. Tub/Shower was dirty, HVAC room was nasty & had random items on the floor, cobwebs, & a very dirty furnace filter. Bottom drawer of stove still had baking pans in it & what looked like dog hair all over the drawer. The leasing specialist was in training, but working by himself on a Saturday & had no idea if a move-in condition report was something they do here. That report even contradicts itself as to the deadline for it to be turned in. Lastly, the parking is good during the day but hard to locate a spot at night. If you're a night shift person, good luck. Garage spaces are super expensive. Maintenance was very quick with repairs if you used the resident portal. If you simply email the office, don't expect a timely response. It's no wonder they have so many units available. Prices are high & communication is lackluster."
