"EDITED - Got a call from the Vanderbilt today saying that I won’t be getting my refund until I take down my “derogatory” review. Not sure how a truthful negative review has anything to do with getting a refund for money that they mistakenly charged me months ago… I guess they can keep their money then! Seems pretty manipulative to change the conditions for getting my money back after I put up the review. I would want to know these things when signing a lease for somewhere to live. Hope this helps! Living at the Vanderbilt was a constant string of issues arising and no one willing to help get them fixed. Very disappointing. When I first moved into the Vanderbilt, the carpet had stains, gum, and silly string. The walls had nail holes, chipped paint and dents. Two outlets were broken and our main living room light switch was broken off (safety/fire hazard). It took several weeks and several emails/phone calls to get someone to come out and fix these issues and wasn't until I reached out to their corporate office about hazardous living conditions that things started to get fixed. The door to our building was broken on 3 different occasions (all causing us to be locked out) and their "temporary" fix was to just take the lock off completely for several days on end. I waited over a week and a half this summer to get our main kitchen light fixed as well as the master bathroom light switch - I was literally paying to cook, eat, and get ready/shower in the dark. They mixed up another tenant and I's information on package delivery and then told me that they couldn't fix it and that I was to reach out to the other tenant and constantly swap packages back and forth each time something was delivered to us... it was always one thing after another. While living there for the 2+ years, our rent was always paid on time, no complaints were made, and we kept up with all the maintenance requests to make sure we kept the apartment nice. Upon moving out recently, it was an absolute night mare. We each moved out before our lease was up and turned in our keys yet got charged for staying past our lease. Once it was determined that we didn't stay past our lease and that the Vanderbilt had made a mistake, we were supposed to be refunded. This process started in mid NOVEMBER and it is now mid JANUARY and we have gotten nothing refunded to us. We both have called the leasing office as well as their corporate financial office countless times (2x a week) since this mess started and still nothing. In addition, they actually charged us for carpet cleaning once moving out - HILARIOUS considering we moved in with stains, gum, and silly string in ours. Don't move in if you don't want to constantly be dealing with problems."
"This is a complete joke of a company. When I moved in 2 years ago, rent alone was $835. After trying to renew and being there 15 months, they raised my rent nearly 30% to $1080. That was after refusing to pay the price difference initially and not accepting their original offer, in the $1100 plus range. Everything is old and outdated, the pictures look nothing like your actual unit. Carpet is old and has been there for multiple tenants, trim is missing and the cabinets are from the 90's. The deck had nails sticking up and broken wood that would give you splinters. They didn't clean under the stove, so there was old and moldy food under there from previous tenants. The bathroom closet had old q-tips and loose pills laying in it. It took multiple months and arguments for them to replace my 20 year old AC unit that was racking me up a $275 electric bill in the summer time. Maintenance would come in your apartment at times without prior approval or notice. No AC or heat in the hallways so your electric bills in general are crazy for a 700 sq ft apartment. They will try to get you with whatever fees they possibly can. Post move out and I just got a bill for $444.39. This includes $200 of my deposit and an additional $244.39 for extremely exaggerated claims and costs. I lived there for 2 years, any reasonable person would surmise, there will be some wear and tear. They want $240 to "resurface" 12 sq. ft of some cheap laminate counter tops, $88.44 for "stove damage" which they don't even specify for an already very used stove. $83.61 for a drawer in a fridge that doesn't even cost a third of that brand new. Not to mention, they swap out appliance parts from other used appliances. This is the definition of business malpractice. Not only do they try to screw you over when you live there, they will after you leave as well. Do not rent from this company or you will regret it like I did!"
"The staff is great, especially Lisa, the manager. She was very responsive & helpful when anything needed her attention. The apartment I was in wasn’t new, so things broke & some things were old, but we got our dish washer & microwave replaced within a day or 2 when it was needed. I did have some issues with my bathroom that had to be fixed a few times, however, maintenance would show up within hours of my call & made sure I was aware of what was going on & what their plan to fix everything was. It was really great building a relationship with the maintenance crew, too. They are hard working & dedicated to the property. This is a huge complex & they handle things very well around here."
"This is the worst apartment complex I have ever lived in. They will respond to you right away when you inquire about living there, but once you sign your lease, good luck getting a response from them. Additionally, these units allow SMOKING indoors. This information is not posted on their website OR in your lease. I had upstairs neighbors move in who chain smoked and my entire apartment reeked of cigarette smoke. For someone with severe asthma, had I known smoking indoors was allowed, I never would have chosen to live here. The pools are always down and under maintenance, trash service is not consistently picked up and in the 6 months I lived there, I had MULTIPLE floods from upstairs, one came from my kitchen sinks, two times poured out of my washer hookup water line. I called "24/7" maintenance line and it took them 3 hours to show up to "fix" it. By that time it was 3am and I was not able to sleep all night as they left at 5am and then I had to go straight to work. I paid a high deposit and an early term fee to be able to vacate this residence immediately and was still charged an additional $1,000 for them to replace my carpet. The carpet was ruined from multiple floods caused by their building, and also them not coming in a timely manner to address these issues. So DO NOT move into this place. Unless you like being robbed by your apartment complex and enjoy second hand smoke and old outdated units with terrible customer service. When I put in my notice, they did not contact me back after multiple emails and calls to them, they wrote me back 2 weeks later after my request to terminate my lease. And then CHARGED me those additional 2 weeks that they took to respond to me in rent. This place is a joke!!! STAY AWAY!!"
"In May 2022 . I arrived from Texas and started to look for an apartment for my wife and myself. I said what I thought was a through search of available apartments in the Omaha Nebraska area. I finally settled on the Vanderbilt Apartments a member of Richdale Apartments on Decatur Plaza, In Omaha, Nebraska. I looked at the model and had my wife look at it also. We leased the apartment with a move-in in mid July. As the move-in date approached I called the management office to look at the apartment before we finalized the lease. In was told it was not ready. I even brought my wife over the day before we moved in to look at it and again was told no. At the time I did not consider it a big deal. It was a deceptive scam to get people in to a poorly managed apartment. I found out in November that Richdale Apartments on Pacific were even more corrupt. I signed the lease and paid the remaining rent for July. My wife was present to accept the keys. She called me at work saying I was not going to like the apartment. I arrived at the apartment 504 after work and the first thing I noticed was the odor. It had a heavy smell of cigar smoke in every room. It was advertised as a smoke free facility. My wife handed me an 8 ½” X 11 sheet of paper with small boxes and spaces to fill out the conduction report. I had three days to complete the report. My wife and I took over 100 pictures of the fifth that was left for my wife and I to clean. Instead of filling in the paper I typed up a four page condition report and signed it when I took it in the office. I asked them to sign a copy and they refused. I received a call from the management office two day later asking if I wanted out of the lease. I told them I wanted the deficiencies corrected and the apartment cleaned and they agreed to complete the list. The maintenance staff started to correct the code violations and address the deficiencies I included in the report. While doing so they created a bigger mess than before they started. I came home from work on the next Friday and there was a sewer leak from an upstairs apartment. It flooded the exterior vestibule, my apartment foyer, kitchen, and laundry room. I walked to the office and had to wait 20 minutes before someone in the office asked me if they could help me. When I reported what happened the managers stated they would take care of it and get it cleaned up. The next day the maintenance staffs idea of removing water from the saturated carpet was to bring in fans to blow on the carpet instead of extracting the sewer water and then cleaning the carpet and then using fan to complete the process. I sent the apartment managers a letter telling them I wanted out of the lease and I would be out before August 1, 2022. They agreed and I started making plans to move. During the next two weeks Richdale Apartments sent me several earlier termination letters to sign. All of them were standard boiler plate, leave the apartment I like new condition. I finally went to the office and explained to the property manager that I would not sign a boiler plater letter and It had to be specific for my apartment 504. I received a letter on July 26, 2022 for an early termination. The agreement was I needed to vacate the apartment by July 31st or I was to pay an additional $674.33, to cover rent from August 1st through August 14. If I stayed after August 14 the lease would be enforced. I signed the letter and told the manager I would drop off the key on July 31st and I did. I had moved into another apartment and in November, 2022 I received a call from Richdale Apartments bill collector demanding the $674.33. I explained to her that I had vacated the I the bottom line is The Vanderbilt apartment managers will lie in order to fill the vacant apartments. Richdale Apartments will not honor contracts after they were lawfully executed. If Richdale Apartments decide to go to small claims court I will be happy to present all the photographs and documentation to the Judge. The only thing I can say is Stay away they don’t deserve a single star rating."
