"RENTER BEWARE PLEASE READ Moving In: Upon moving in I made sure to notate anything wrong with the apartment, for instance the carpet. It was disgusting. Easley 5+ years old. It was so nasty by the front door that to bare skin it felt more like gravel then carpet. The walls were sort of half painted like someone had begun to frame paint in but never finished. The joints between the walls and ceiling were painted, but the rest of the walls were not, leading to a clear paint mismatch to anyone who looked at it for more then a few seconds. The countertops in the kitchen were painted with the same paint used on the walls so it immediately started flaking and breaking down and looked horrible. There were a few other minor things, but again not terrible for the price point. The Last Year: About a year ago a family moved in above me. Now I am no stranger to living in apartments and having people above me. The previous residents has 2 kids and I would hear them from time to time, but nothing unreasonable. The new family however let their children treat the apartment like a playground. My walls would shake for hours on end to the point where the dishes in the cupboards would rattle. I work overnights and slept during the day, so this made my life absolutely miserable. I first took the neighborly approach and tried talking to them, even showed them evidence I had taken so they would understand the situation. Despite theirs being the only apartment above mine they denied the noise was coming from them. Now I have never had to make a complaint on any neighbor anywhere I have lived, but this was effecting my sleep and my performance at work, so I started to make noise complaints. I recorded the noise (by the time I moved it added up to nearly 15 HOURS of footage). Over the course of the next year I would make over 15 noise complaints. They tell me I have to call the police. I hate calling the police, especially for something like this, but they said it had to be done for them to take action, so one day in the midst of my walls being rattled I called them. I felt horrible because it really didn't need to involve the police. This complied with the hours of footage I gave them as proof and nothing. They took ZERO action. I had to be placed on anxiety and sleep medication to try to get some sense of peace and quiet and so I could sleep, but they would still regularly wake me. Moving Out: I always paid my rent either on time or early, I kept my home clean, I never had a single complaint from my neighbors. I feel I was a pretty ideal tenant. After moving out my father and I spent about 4 hours cleaning, vacuuming, I even used my carpet cleaner on the disgusting carpets. I left the apartment as clean as you could ask after being occupied for 2 1/2 years. The Bill: Then arrives the BILL, not the return of my deposit, but a bill. I was pretty taken aback, then noticed probably the grossest part of it. On the bill it stated that I had just 14 days from the date on the bill to pay it in full or they would send it to collections. I received this bill with 3 days to pay it. On the bill it had nearly $250 in charges for "standard" cleaning and "standard" carpet cleaning. Despite me notating on the move in checklist that the carpet was old and crusty when I moved in they charged me to clean it?! When challenged on this I was told that it was part of the lease. By law a deposit is supposed to to take care of any damages or extra cleaning that wouldn't fall under "normal wear and tear", so how can they charge you for standard anything against your deposit, which is precisely why they threaten you with collections after just a few days. You can either fight it and risk having your credit ruined, or you can pay them. Also "garden level" apartments in every building will flood every time it rains or the snow melts. Avoid Wassco properties, especially this one if you are looking at a 1st floor. Borderline slum lord greedy awful behavior."
"When I moved in my apartment was spotless, with nice newer carpet, very nice wood floor in kitchen. I love the established trees and lawns. It is very quiet here. My maintenance request was handled promptly. I make 3x the rent amount, no issues with my last landlord and was approved promptly."
"Higher application requirements than any other apartment I have ever worked for or applied to. I make 6x monthly rent in income, perfect employment history, I have a 750 credit score, and no criminal history. They looked at my ledger from my last rental and saw two $25 fees from when one of my roommates accidentally clicked "pay" twice on the portal so the charge was processed twice. One went through and one bounced because he could only afford to pay rent once, and it was a simple mistake. But we made sure to have it corrected the same day each time. We have never paid rent late and never held a balance. But because of two accident that a ROOMMATE had, not me, they are requiring me to have a cosigner that make 4x rent in income. I do not have any family able/willing to cosign and my friends are either buying a house and cannot ruin their debt to income ratio by cosigning for me or do not meet those income requirements. I have worked for apartments and rented at several over the course of my life and I have NEVER seen such insane requirements. If you don't have a cosigner, don't bother applying. You will be denied and waste your money on applications."
"Pros: Very spacious apartments, valet trash, multiple balconies, many parking lots, safe community, locked entry and the office generally gets back to you quickly under this new management Cons: When I moved into this apartment complex it was still owned by Richdale and was a mess. My roommate and I found a large black fungus growing in our bathroom during this point and Richdale’s staff tried to imply that it was normal. Other cons: strong odor of cigarette smoke, outdated appliances and carpet, an overall musty smell, no security cameras, the pool is closed more often than not but residents aren’t given the option to not pay the amenity fee, and the fireplace is for show—you’re not allowed to use it. It can get LOUD if the people above you play music, have pets that stampede the floors or slam doors due to the building being outdated. I’m not sure if the current company will or can change the lease, but smoking cigarettes is ALLOWED in the lease. We live above heavy smokers and our building’s hallway, apartment, clothes, furniture and even cat smell like cigarette smoke. We have cleaned our carpet professionally, bought three expensive air purifiers and multiple charcoal bags and even that has only made it bearable if we keep a window open at all times. Bristol Square is aware of the problem but has said they can’t do anything besides advise the tenants to smoke outside due to the lease. Their solution was clipping a car air freshener to our vents. Overall, I did not enjoy my stay at Bristol Square. The cons outweigh the pros."
