"This place has drastically declined over the years. In 2014 I would have given it 4.5 stars. When we left in 2023 after several changes in owners and roughly the same sub-par management, I think 2 stars would be too generous. They only care about "improvements" if they see there is a way to make money. One of the most recent examples of this is with parking. Parking used to be one of the best things about Brightwaters. There was always more than enough, and you had the option to have a spot reserved if you wanted to for a monthly fee. Very few people reserved a spot because there was always enough parking. A few months ago, they replaced approximately 1/3 of the parking spaces with covered parking that you have to pay for. Most people there do not use this since it's an additional fee, but the parking spaces are no longer usable meaning you may not get to park anywhere near your building anymore unless you are one of the first people there that day. They also cut down almost every healthy tree in the parking lot. If something is broken don't expect them to truly fix it, they will just patch it up. For example, having to recharge (put freon in) an AC unit 6 times over the summer is not normal and wreaks havoc on your electric bill, but it's cheaper to them then replacing the old unit. Same type of scenarios for water heaters, washer and dryers, and other appliances. Their reviews are not fully legitimate. Try looking at some of the people reviewing them and you will find that the same person has reviewed multiple apartment complexes in the same time frame, seems fake if you ask me. The mail boxes were broken into a few years ago, and we were required to go to the post office to pick up our mail for over 3 months. The post office eventually told them that if it was not fixed by a specific date that they would no longer hold mail for any resident there. Theft is a common occurrence. Motorcycles have been stolen, catalytic converts cut off, cars left on rocks with their wheels stolen, vehicles rummaged through. You would think you were living in the bad part of town. All Brightwaters does is ask for a copy of the police report of the incident, and never does anything to help prevent these issues and refuses to install security cameras. In the past 9 years rent has almost doubled, yet the quality has drastically decreased. Multiple residents were even told by management that when their lease runs up they either have to move to a more expensive renovated unit so that they can renovate their current units (and thus charge more for them), or else they will only allow them to renew their leases on monthly terms (which is much more expensive). Yes there are probably worse apartments out there. But that doesn't excuse how bad this one has become. I do not recommend moving to this apartment complex."
"To begin with I just got charged $112 for paying rent on 11/06/2023, which was the first business day possible for a lot of people. I pay over twice in electricity than a 2500 sq ft house does, and I only have 500 sq ft. The appliances are in shambles, the washer will destroy your clothes (they hooked mine up wrong and caused $250+ of clothes to be destroyed and just shrugged and didn't do anything and the agitator routinely flies out of the washer during the spin cycle) and I've had my entire apartment flood from the unit above without a finger lifted to help me. That was last Xmas eve, can't wait for what the idiots will do this time. This Thanksgiving they decided to demolish the only entrance so that multiple tenants had they're vehicles damaged attempting to access the property. They've taken half the parking and made it covered and want a high premium for it, but they aren't even properly placed so everyone suffers and they set half empty. They're all smiles in the office and online until they get your money, then you no longer exist. Just stay away if you don't want your stuff destroyed."
"I wanted to give up on my remaining 3 months of my lease since I had to leave the country for extended period of time. I was communicated that they would let go of my remaining lease period but the management ended up sending my account for collections and stole $3,800 from me. I would have only have to pay $2,400 for remaining 3 months of lease had I kept my apartment instead of believing the words of these thieves at the leasing office. They took advantage of my situation since I was out of country. Now that I am back, Iβm gonna sue the heck out of them."
"My husband and I moved here a few months back and we absolutely LOVE it here! Mrs. Debra in the office made the entire move-in process incredibly smooth and easy for us and, if we are being honest, was the deciding factor for us choosing this complex. Since we have moved in she has helped us with anything we have needed and is a true Rockstar! Maintenance request get processed quickly and Matt is super nice and helpful. The grounds are always kept nice and clean. It is really quiet and peaceful here. The apartments themselves are nice and very well insulated. We keep a constant cold temp in the apartment and our Entergy bill has not been over $100/mo. Other than one of the units above us getting remodeled, we don't hear much activity coming from other units. Overall, Brightwaters is a great place to live and the staff are all super helpful, polite and competent. Don't let a reviewer who did not get their way dissuade you from this property."
"Great place to live while I was in med school here in Little Rock! Small, quiet community right on the Arkansas River. Met alot of great people in my 4 years of living here! Never had any issues with maintenance that wasn't resolved within 24 hours. Nice people in the office as well, always greet you with a smile! Outstanding job Brightwaters! Photo is from the Big Damn Bridge, walked to it every evening from the community!"
