"I would recommend reconsidering residency in these apartments if you have an aversion to the odor of cigarettes permeating your living space. Approximately two months ago, my wife and I relocated to this community, only to discover that our downstairs neighbor persistently smokes within their unit. Upon our initial move-in, we dutifully signed the Non-Smoking Addendum, a protocol adhered to by all tenants within the premises. Despite our repeated notifications to the property management regarding this matter, no tangible actions have been taken thus far. This situation is particularly concerning given that my wife is currently pregnant; the health risks associated with secondhand smoke are well-documented and pose a significant threat to both her and our unborn child. Despite the awareness raised to the property management regarding these health hazards, regrettably, no meaningful resolution has been achieved."
"My wife and I lived here at these apartments and as nice as the apartment itself was, the staff were not great. First, there is a constant revolving door of management and workers, there is always a new Property Manager so there is nothing ever consistent with them. Next thing that happened is that the bank we used got bought out and changed routing and account numbers and when we paid rent, the website told us that the payment was approved and without warning a week later we got a late and insufficient funds fee even though the description said that the account number was incorrect, because we had no warning of the fees this happened the next week and we ended up getting charged a bit over $300 extra and put on the eviction list immediately, apparently that happens if you don't pay by the 15th of the month. The only way to get off of the eviction list was to go get a cashiers check and hand deliver that. They apparently won't help you with refunds if you ask because that's just not their department and the Parent Company Canyon View Properties doesn't help with refunds like that, they aren't very considerate of the tenant. Then we got several noise complaints, noise warnings and threats to evict us if we got 2 more noise complaints from the person below us, 1 or 2 times for a roomba running during the day, one of us jumped one time and our dog jumped off the couch one time. When we got our dog we went into the office and told them/filled out all the necessary things and paid the pet rent and apparently no one wrote down that we had a pet and so we got a call that we need to remove the pet immediately since we "didn't tell them we had a dog". Which we did and you can guarantee they took our money for it. Finally after we moved out, my wife got a call that they had a package that was sent to them for us and they were holding it for us and my wife asked if they were gonna be there so she can come get it and was told "Yes". When she arrived in the time that she asked for, the office was closed. My wife went today to get that package and they apparently lost it, one thinks that some man came and picked it up, which I didn't, why are they handing it to a random man that's name isn't on the package, and the other thinks maybe the UPS picked it up and took it back. The current property manager also loses emails easily, I emailed our Notice to Vacate well before 60 days from moving out and it was apparently lost and so I was asked a couple days before we moved out where our notice was, because they were gonna charge us for not having sent it to them. Thankfully I still had the email. The apartments were nice but that staff has some issues that need to be fixed, it has been an absolute pain dealing with administrative things with them. I have had to take hours off of work to go deal with their issues and it has cost a lot of time and money to do that. I wouldn't wish living here on my worst enemy for all of the issues and headaches."
"This place was so great for the 3 years I lived here. The community is nice & the complex is quiet. I don’t think I ever waited more than a few hours for a maintenance request. Staff is polite and professional. Move out was painless and there were no unexpected fees."
"I move recently there the administration THEY ARE AMAZING!! such a wonderful staff special Rashel ,Shelle & Brittany ,they are helpful smiley and good hospitality the apartments are beautiful ! They change new carpet, no if you are looking for an affordable, clean, safe environment to stay in definitely pick the palisades, i would recommend these to anyone in little rock! I love this place"
"The ownership that took over this complex is horrid, avoid this place. Before I gave my notice to move out, management informed me that they didn’t know how old my carpet was, then upon my move they decided it was brand new. Prior to moving I used the same carpet cleaner they use, to clean my apartment and was told everything looked fine besides some wear on high traffic areas which is normal. Then one week after I moved out I got a final bill of ($1,300) from the complex to replace all of the carpet, because apparently there was dog odor and stains everywhere (note that my dog is 5 and well behaved). Like me, they also had a work order from the same carpet company I got to clean my carpets, which stated there was a recommendation for this. When confronted about this they were rude and there was no mention of these issues at the time of my final walk through. Nor did they let me verify they actually replaced my carpet. Avoid the Palisades and Langewalter carpet cleaners. Please tell me how the pictures below can come from the same apartment that they are claiming?"
