"UPDATE: 03/15/24: ACCOUNT WITH MINOL IS STILL OPEN THEY SAID THEY WOULD GET IT TO THE APPROPRIATE PARTIES ON 03/06 AND IT STILL HASN'T BEEN FIXED UPDATE FLATS AT MOUNT ZION IN GA: 03/05/24 THEY STILL HAVE NOT FIXED THE ISSUE ABOUT MINOL STILL BEING IN MY NAME NO END DATE HAS BEEN ENTERED IM STILL BEING CHARGED AND NO ONE IS ANSWERING THE PHONE OR EMAILS, SHAWN THE PROPERTY MANAGER SAYS SHE DOES NOT KNOW HOW TO FIX THIS AND TO CALL CORPORATE THIS IS RIDICULOUS I wish I could give zero stars.. I’ve called numerous times about my unit D301 and water utility Minol still being in my name they have not heard from you all and I moved out on 01/31/2024, I need someone to call me back to confirm they have submitted to MINOL that I have moved out, I do not want to receive another bill from them I’m still being charged for a utility that should no longer be in my name, my mom spoke to the manager who said she doesn’t KNOW how to close it out and has to escalate it to corporate mind you I’m still being CHARGED because there is a leak in that apartment! I need this matter resolved quickly! And to add more context about this apartment complex it was so nice when I first moved in and slowly but surely turned into the ghetto, dog poop EVERYWHERE, trash up and down the steps and around the complex, no one is picking up behind themselves, there have been several break ins and they supposed to have SECURITY, who is never anywhere to be found, kids running around unattended outside and just all around nasty I used to stay in my apartments because it was just disgusting outside, maintenance requests take MONTHS to fix and that’s after I had to remind them I had one! Just terrible I wouldn’t let my worst enemy stay here"
"Management is terrible! I have not had a functional tub in 2 months Water bill is extremely high due to maintenance taking months to come fix issues I’ve been waiting a month for a garbage disposal Management does not return calls or emails It’s a mess!"
"This ownership company is greedy. They don’t care about their tenants. They falsely advertise about one of their properties having a pool. They refused to fix said pool and I was never able to use it. They never repair anything, with excuses that it’s livable that way. They left one tenant without a heater when his broke. Refused to get him a new one. Had to go all winter with cold water and the only heat he had was from the space heaters he had to purchase. Don’t rent for any property owned by this group. You’ll have the worst experience in your life if apartment renting."
"If you are looking for a homely environment to live in, Wilhoit Properties would not be the place to consider. The management is extremely poor. This community is located in a low income are whereas the income levels are well below the 150% margin of poverty levels. This community has a contract with a Tow and Storage company that schemes the tenants of this community out of their money. By only towing vehicles near/at the first of the month, while towing vehicles without valid reasons. Cars are repeatedly stolen and vandalized. There is No security on property after several safety incidents have occurred. No proper lighting in secluded dark areas. When you speak with office management regarding these issues, they claim "waiting on approval for bids in selecting a security company", this has been their excuse since the Summer of 2023. If you are reading this, I think below is valuable information for any tenant renting from a management company that does not have the best interest of their tenants and their community,... **************************************************************** Landlord Liability for Crime Landlords may be held responsible for criminal conduct on their property, especially if they did not provide adequate security. State and local laws may set forth specific security measures for rental properties. It is important to provide reasonable protection for tenants, including designing a security system, if necessary. Costly measures such as these can be much smaller than the costs resulting from crimes on the rental premises. Individuals injured or affected by a crime, such as the operations of drug dealers, may sue the landlord under the theory that the rental property is a public nuisance. This legal doctrine involves a threat to public safety or morals, which poses an inconvenience to the rights of the community. If the landlord allows illegal activity to continue, police or federal authorities may assess fines Not to mention the Black vultures, possums, rats and cats on property in the common trash areas, lingering on the patios, and building structures. You can't even take out your trash safely."
"Very Poor Company to deal with. I lived at Chapel Ridge Apts. for two years and have moved out three and a half years ago. I'm being sued (they say) because I broke the lease and moved out early. This is NOT true! I moved in the first of May 2019 and gave my 30 day-written notice April first 2021- I began moving my things out in April but didn't finish the move and cleaning until April 30th. During which time, one of the maintanence men went into my apartment and opened sealed boxes and it wasn't until I was moved into my house that I realized I had items missing. A neighbor had told me on one of my trips back that she had seen the maintenance man taking something out of the apartment. The place was overrun with cockroaches and I had to hire an exterminator on my own to get rid of them! The pool was NEVER cleaned! The Health Dept was out once to look at the pool, it was so horrible it literally looked like swamp water! The noise from the tenants above me was so bad that a few times I had to go upstairs and ask if they'd try to keep their (4) children from jumping off furniture or whatever it was they were jumping from. My windows downstairs would rattle. People broke into mailboxes and even tried to get into the overnite drop box where rent is left. Office personnel changes like the seasons! In the 2 years I was there, they had 2 sets and since I've been gone, there have now been three. Terrible Apts and even worse communication!! Obviously this company ONLY cares about the money and nothing about the tenants!! Slumlords!"
