Nicole has been so kind and was extremely helpful when I was looking for a larger place as she went out of her way to give me an excellent referral. Maintenance has always come out same day or next day anytime I've called. "Didn't call me back, wanted to see if they had a rental apartment. Seems as though no one does now either. Busy time of the season I guess. Several other places didn't return my call or text! So I wasn't offended, just surprised, but its also a holiday weekend coming up, lots to take care of."

"Osborn Homes is the worst possible company you could rent from in the Kansas City area. They treat you great in the beginning, but the moment you're under contract, things change. They will send you letters for every little thing, including checking your oil in your own driveway. Their A/C units in duplexes are half the size needed for the home, meaning it will go out at least 4 times per summer. On top of that, their maintenance man is useless. He will show up 3 days after something as important as your A/C on 104° days just to tell you a part needs to be ordered and you have to wait another 3 days. The Osborns are slumlords at best and they will lie through their teeth to make themselves look good. There's a reason my review has multiple more likes than any of the good reviews posted here. They will rent a home to you in horrible condition then blame that condition on you when you move out. I can clearly remember at one point, they sent us a letter to stop dumping our cat litter on the side of the house, however we did not even have a cat at the time. The neighborhood had lots of stray cats that would use the space next to our house and these slumlords threatened fining us for that. We left our home in good condition (comparable to when we moved in) and they still took our deposit, PLUS sent collections after us for a ridiculous amount of money. The same issues happened to every one of our neighbors renting from them and they will do it to you too. Steer clear."

"Make sure you document everything they don't do. It was like pulling teeth to get them to do anything. The house was a mess when we moved in, mold, bare parts of carpet and a huge infestation of fleas that we specifically asked them to take care of before we moved in. I admit that we incurred some damages but the deposits were more than enough to cover them. Linda is very sweet in person but she will lie to you, and send you angry letters. Nicole is very good natured. This was our experience, I can't say the same for everyone."
