"This is NOT a “luxury” apartment living situation. The supposed Fire pits on the roof that they use as an attraction for new tenants never work. The door to the bedroom came off the tracks multiple times and took weeks to fix. The leasing manager Tana talked down about below market rentals (bmrs) and Mexicans during a community party on the roof. When the fire alarms went off for no reason, the “property manager” Ophir came out in his boxer shorts and it was very unprofessional. Our scared dog who was adopted and under-socialized gifted a 10 day or quit notice to give up the dog or move out. We chose to move."
"We had scheduled an appointment for a viewing. We arrived on time but there was nobody from the leasing office around. We called a number, they told us they were going to send someone. We waited for another 15min but nobody showed. This is the worst service!"
"Package theft problem that’s unresolved. What’s the point of the secure mailing boxes if they’re not going to be used? I have several packages go missing throughout the month, almost instantaneously with when it says they’re delivered. That’s hundreds of dollars lost monthly. Just renewed our lease! What I appreciate is that O&M is exactly what we expected, no hidden surprises. So just know what you're signing up for. Here's an update after a year: Pros: - Great neighbors in the M building! It makes a big difference. It's very quiet where we are, haven't heard our neighbors through the walls or anything. - Parking is expensive and the conveyor belt system is difficult to use. No break-ins or any issues for over a year. From what I can tell, the machine has only broken 1x and I saw maintenance repairing it the same day (it was usable by EOD). The neighborhood seems pretty safe, going to try to get street parking next year. - Packages are secure. Never had a package go missing in over a year. Sometimes they deliver to your door, otherwise it's in the lobby room. - The most perfect dog park right outside. The most friendly dog neighbors! If you are a dog owner, this is a great spot to be. As a woman, I feel 100% comfortable walking my dog outside at night, which is huge in the city. - Nice appliances inside. I am in a studio and I appreciate the full sized fridge. Be warned: no oven. But a counter top air fryer works well - Across from UCSF housing, meaning there's a little more private security around the building. - Absolutely love the neighborhood. It's cozy unlike Mission Bay, but close to Caltrain. Great weather when the rest of the city is foggy. Easy walk to the water. If you have a car, you can get anywhere really easily. Friendly people. Cons: - No oven in studio layouts. 1b+ have a full kitchen though! lol. I love to cook and somehow we've made it work. - No AC. Not a big deal but some summer heatwaves are unbearable! Luckily there's a cute little "beach" a 5m walk away, gets you out of the house to cool off. - Firepits are always broken. But the grills are good and we use them often. - I wish there were more amenities. But the lack of explains why O&M is slightly cheaper than nearby apartment complexes. I almost left to upgrade, but ended up staying haha. - Wish they had more studio or 1b options. Original review when I moved in 1y ago: Just moved in January. Had a few hiccups with move-in but Ophir was amazingly quick to help us with all of our needs. The apartment is clean and maintenance requests were super quick and easy. I submitted a bunch of requests from replacing the cabinets to helping with the drain and they were all handled within a few days. Haven’t had any issues with packages or trash either. We were also able to secure a parking spot which was a must for our needs. We both WFH and when you close the windows, you can’t hear anything from the nearby highway or street. This is our 4th time renting so we’ve had experiences with a wide variety of management companies and don’t understand why O&M doesn’t have a higher rating! I believe there is new management so hopefully our experience only gets better with time. The apartment complex itself is clean, the Dogpatch neighborhood is lovely, and our neighbors are also friendly. So far so good!"
