Forty55 Lofts

"We lived at Forty55 for 2 years. Our experience overall was great. We toured many properties when scouting and Forty55 was actually the first one we saw. Location Really convenient with a bunch of stuff in walking distance. Including an organic grocery store, restaurants, fitness amenities, and a giant Costco. Close enough to the beach for a quick cycle, but without all the traffic and chaos deeper down on Washington/Lincoln. Easy access to Santa Monica and the Airport. Units The units at Forty55 are larger than many comparable condos and also depending on the unit also more contemporary with its finishing. The finishing's definitely aren't top of the line but seem to target renters who prefer something a little nicer. We never had issues with hot water, appliances, or air systems. Window coverings are a little stale, but we were able to affix some curtains without causing any damage to the provided blinds. Plenty of closet space. Strong and stable internet connection through Spectrum, with LAN access for wired ethernet. Would recommend an interior facing unit that faces the pool, ideally one which gets morning sun, rather than the hot evening sun. Otherwise some units can be quite dark, which some people prefer. The units have tall ceilings, much taller than what you'd find from comparably priced properties on the Marina itself. Facilities Generally well appointed. Hot tub is usually busy year around and the pool is fairly busy in the summer. Noise levels were generally low, although you'd hear the occasional loud party. Gym is OK and nothing special, but convenient if you're situated in the same building. Taking out trash was likely my least favorite activity, particularly bulky trash. All/Most of the elevators are adjacent to a trash dumpster, which is just a strange place to put them... Management & Team They have a new community manager (Glen) who has been doing a great job at cleaning things up and dealing with some long-standing issues. He's been easy to work with. Although, he has big shoes to fill from our former community manager (Rafael). Alex, the maintenance wizard, is super efficient and helpful. He solved a variety of issues for us without any mess, respecting our privacy, and with a huge smile to boot. When we informed the team we were leaving Forty55, they clearly outlined the next steps and were flexible with our notice/move-out adjustments. We were able to get back most of our security deposit, without any issue either."

"Great amenities and Management while under active lease. So imagine my surprise when, after I moved out, they withheld $500+ from my initial deposit for imaginary cleaning and repairs to the perfect condition (See attached Images) unit which I had professionaly cleaned (Not cheap!). Fortunatley I am not in a position where these withheld funds are critical but this behaviour should NOT be tolerated. For any prospective tennants know that your effort to maintain your property will be rewarded with dishonesty. Also feel free to search their parent company "Greystar Management Services LP" on the Better Buisness Bureau and read the reviews there."

"I’ve lived here for about 6 months and have nothing but good things to say about the property and team. Rafael and Alex are great! Rafael coordinated my move in and he is always kind, responsive and super helpful. Alex responds quickly to any issue and works efficiently, answering any questions that I may have along the way. The property offers many great amenities and is very well taken care of. 5 stars all around!"

"We absolutely love living at Forty55 Lofts! We've been here for 2.5 years and the only way we would leave is if the housing market suddenly crashes and we can afford to buy a house (lol) or if Rafael or Alex leave. Seriously - a property management team can make or break your experience and those two run a really tight ship! They're responsive, professional, and so friendly. The complex itself feels like an oasis; we love the amenities and they're always kept up to a very high standard - you always see crews walking through and cleaning/touching up spaces. The majority of our neighbors are kind and respectful (except for those who don't pick up after their dogs....!!!). The units themselves have a little bit of wear and tear and could use some improvement, especially for the luxury pricing. But it's mostly cosmetic, and any real issues are handled by Alex almost immediately. Love that they have quite a few floor plans too so if you're looking for a change, you can easily find a different layout in the same complex so you don't have to go far! We love living here and highly recommend!! Thank you Rafael and Alex for making it a great place to live :)"

"4055 lofts is amazing!! I’ve been living here for almost a year & it’s my favorite apartment thus far. Very quiet, clean, & the people are very friendly. Especially the staff! Raphael, the leasing manager, is very personable, knows everyone by name, & makes you feel at home. & so does Alex! Super cool & nice guy, he takes care of any repairs you need in your home & around the property. Can’t recommend this complex enough!!!"
