"Has to be the worst place on campus to live. Charge ridiculous fee’s for their mistakes. I moved in with a broken refrigerator that took a week to fix so all my food went bad. Office staff are not nice to you and never respond with any inquiries you might have. Under any circumstances do not sign a lease here"
"I feel completely insulted and scammed to have signed a lease here this year. In the tour, the apartments and amenities seemed decent enough for a college apartment. When I moved in, I was completely revolted by the mess I moved into. My bathroom had nasty brown stains all across the bottom of the bathtub that took gallons of lysol and scrubbing to remove, random damage throughout the apartment, such as broken electrical outlets that seem like fire hazards, and holes in the bottom of doors. Also, I moved into a pile of literal MAGGOT INFESTED TRASH on our balcony that the previous tenant left. My roommate called about the trash, but the office staff refused to do anything about it because “they couldn’t prove it was the previous tenant.” I spent hours and hours dry heaving and at the verge of tears cleaning up actual POUNDS of live maggots, kitty litter and poop everywhere, rotten food in bags, used and rotten q-tips, garbage, etc. The garbage was so putrid I had to triple bag each bag of garbage to minimize the smells, maggots, and flies from escaping. Not to mention now, shootings have occurred in this community. Not around, but INSIDE the community. Finally, the office staff is unbelievably fake and incompetent at their jobs. Every time I call to ask any simple question, they send you straight to a call center that has no answers to any questions you may have. I almost find this funny as their response to every negative review is “We’re so sorry! Call us at ###-###-#### so we can help you,” where they’ll inevitably send you straight to this call center, thus avoiding fixing your issue. All in all, I am not going to renew next year (obviously), and I recommend you AVOID THIS PLACE LIKE THE PLAGUE"
"Would not recommend to anyone. Other than slow responses to maintenance requests and general questions, my 3 year stay at society was bearable. As long as you didn’t have to interact with the office in any way (which was always a headache), the stay was reasonable. It wasn’t until I moved out that I realized my mistake in living there. I trusted the office to perform a reasonable examination of our apartment upon move-out to assess damages. I was outrageously overcharged $1500+ and received no response to my damage disputes for over 3 weeks. When I finally got ahold of a manager, my disputes were denied and I was notified that collections would be taking over the balance (two days after i received an initial response!). I have no choice now but to pay the balance or have my credit score obliterated. There are a plethora of housing choices around campus. Be sure to choose somewhere that won’t show their appreciation for your 3 year stay by screwing your eyeballs out."
"My tenure at Society 865 in Knoxville, TN, has been nothing short of a nightmare. This apartment complex, which I had hoped would be a comfortable and safe haven, has turned out to be a cesspool of problems and a grave disappointment. From the moment I moved in, I was greeted with a laundry list of issues. The apartment unit was handed to me in a deplorable state. It was filthy and infested with mold, posing serious health hazards. It's astonishing that the management could allow a tenant to move into such unsanitary conditions. But it doesn't end there. Society 865's mismanagement extends to its complete disregard for residents' safety. My car was towed from my paid parking spot not once, but twice. This was no mere coincidence. Someone with questionable motives had the audacity to falsely claim my parking space as their own, without any intervention or action from the management to rectify this blatant abuse of resident rights. The fact that anyone can have any car removed from the lot without repercussions is not only absurd but also deeply unsettling. Attempting to address these concerns with the management has been a fruitless endeavor. Noah Roof, the manager, has displayed a stunning lack of professionalism. Not only has he been unresponsive to my inquiries, but he has also refused to return calls from my mother for the past three weeks. This level of neglect and apathy towards residents' grievances is unacceptable. In all my years of living in various parts of Knoxville, I can confidently say that Society 865 has proven to be the worst apartment complex I have ever had the misfortune of residing in. I would strongly advise anyone considering living here to steer clear. The issues of mold, unclean units, a complete lack of resident safety, and an unprofessional management team make Society 865 a place to avoid at all costs. My hope is that this review serves as a cautionary tale for others, preventing them from enduring the same dreadful experience I have had to endure."
"Moved my daughter and her roommates in this week for their senior year at UTK and the apartment was never flipped completely. Front door that wouldn’t lock, door has been beat up. They have tape over sprinkler heads in my daughters bathroom, unfinished drywall work everywhere, water damage, broken blinds, kick plates off, cabinets broken, place is filthy, never painted or cleaned. $1,200 a month for an absolute dump. Can’t get anyone to maintenance and the excuse was “we don’t have enough vendors working over the summer to get them ready”. We aren’t sure when it’ll be done. If the place caught fire, God forbid, the sprinkler heads don’t work. Windows are broken. Packages delivered to one area unlocked in the front office where it’s a free for all to take. Non responsive from maintenance or management. Don’t do it! Too expensive for what you get. Keep in mind, pics are after we cleaned the majority of it up. Property Management company is terrible."
