"Absolute garbage is all I can say. The Kensington Park location went through multiple management changes in our last few months of residency. Just one of our many issues but this was the biggest: We PUT IN AN ORDER for a maintenance person to come and remove our old closet doors that were clearly outdated with failing parts to keep the sliding door hinged. Meaning that the company had clear documentation that we had this done. We advised to wait to put the new doors on until we had left because they were still on order and we were moving within the next month or so and didn't really need them put in. Two months after our departure, we received a bill from COLLECTIONS stating that we owed $250 (not including losing our security deposit) with said closet doors added to the bill for being "missing". Since we declined to do a final walkthrough (not knowing that we would be douped and conned) the office declined to look into the matter or look for their documentation that should have been STORED and CHECKED OVER by management. Moreso, the fact that Kaftan Communities has our contact information and did not think to reach out to us regarding a final bill that we never expected (they only irresponsibly threw it in the mail hoping that it would be forwarded to our new address). This now is going to be on record with a debt collector for Kaftan's shortcomings by not following up with their serving of a final bill. Something that could potentially impact someone's livelihood. The lack of care, effort and organization by this company has cost us money that we certainly have no responsibility to be paying. On top of this my poor wife was declined even a conversation by the main office that never answered the phone and the office manager at Kensington "couldn't" help my wife out because we had already moved out. Like I said this was only one complaint about this company after we spent five years there paying good money and waiting a long time between putting in work orders and actually getting something taken care of. Extremely poor way of ending our time with Kaftan and Kensington Park Apartments."
"Worst apartment and management especially gables at troy. Dirty apartment they dont even change carpet for years. Holes in roof. They will not inform you in advance and will charge hefty money when going to month to month basis. They will not inform you in notice about your lease changes. Suddenly just like 10 days before u r lease expire they will send you a notice to increase rent by 500$ if going month to month. Nothing in lease and no notice will be served to you. Total mismanagement and they take your money away. Stay away from them. I can give them -ve stars."
"3 years in a row my ceilings have caved in during the winter. My ceiling is currently leaking and they were notified on February 6th. No one has even been by to look at it and they have the nerve to charge $1900 a month and are quick to add late fees. First time took 3 months to repair, the second time took 3.5 weeks. It's going on 2 weeks this time and NO effort has been made to fix it or check for mold which has to be there since this happens every single year. They only want your money and expect you to deal with the fact that the apartments are unsafe and dilapidated!s 03/15. Still waiting Update then they sue you when you leave after years of dealing with their inability to repair correctly."
"Horrible management, I am renting at Gables of Troy! My ceiling recently fell thru completely due to poor carpentry, thank god my child wasn’t even the living room once it collapsed! no way I am able to stay in the apt! Company didn’t even want to relocate me. After they finally found me another apt the toilet and tub overflowed and completely stop working rent is entirely too high to be going thru these type of problems! If you value your money peace and time stay away!!!!"
"Lived there for almost 2 yrs. First winter my heat in the living room went out. They were right on it. Then had an ant infestation, they did get it sprayed. One of my bedroom windows could not open and there must have been a leak due to the paint in the window peeling. The toilet ran sporadically during the day also sounded like there was always water running in the bathroom. Water pressure was horrible and very hard water. Broke my lease by what I thought was 1 month due to buying a house but was told it was 2 months. Got my final bill and was charged a lease break fee that was not in my lease and also charged for painting of the apartment. Which any apartment needs to be painted when you move out. So putting a security deposit down means you are not getting hardly any back and in my case nothing back even though there was no damage to the apartment. Also the company changed from being able to drop off checks at the drop off box to doing things online which was not that easy and depending on how you choose to pay you got an extra charge, "the reason was "Due to COVID" but that started this year. Even though Covid started 2020. Not recommend this place but did work for the time i was there. Really not happy about my final bill. Feel that it is way too much and in the end it will be rented before May and will be making money from me! It is 6/10 still have never heard from anybody at corporate and have not received my deposit back yet! It's been over 3 months. They are in breach of Michigan law! Horrible corporation!"
