"I am writing this review after moving out of 103 Water at Riverwalk Flats and being charged additional fees outside of my deposit. I was billed for a prorated rate for carpet that would’ve been replaced between tenants, stating there were pet spots on the carpet. Mgr stated only noted one spot on carpet during pulling up the carpet for replacement. I was charged $583. It was arbitrary amount made up by the mgr at her opinion/discretion. The prorated fee charged to me was said that the below builders grade carpet that is placed in this facility is worth five years life @$1345, none of this is in your lease so make sure you understand if you go to live here that you will be charged $20 per pet, limit of two and a $200 nonrefundable pet fee on top of your Deposit. This fee does not cover any damages incurred by normal pet behavior. Also, when you see your final statement there will be no itemization or explanation. I am not the only tenant this has happened to so please read Jim Kohl’s 2 star review under “back to the pets”- he also had similar situation. I lived here for 3+ years and every year they raised my rent. I was told for the area by Mgr that my unit could increase to $2500 a month to meet market value. And this doesn’t include all hidden fees. When I left my final bill was over $3000. (Which included a late fee on paying last months rent). I love the area, was a great tenant throughout my time there and I am very upset that we part ways poorly over $$$. As a new renter be aware, especially if you are a pet lover."
"We have lived in Milford for 5+years and love where Riverwalk is located. Downtown old Milford has all the things you can enjoy and love with a small town feel in a suburb. We moved into Riverwalk for 4 years ago and are sad we are leaving. We absolutely LOVE Emma who maintains our property and Loveland Station. She truly makes our place a home. We have had 2 previous property management people prior to Emma that were ok, but she has done the best job by far! When we decided to move (not the fault of our property but to cut costs) we notified Emma. She looked into options to move to Loveland Station which would have been cheaper. However, due to time constraints for our move and schooling preference for our teenager, it sadly wasn't feasible for us. Emma responds very promptly and handles any questions that arise too. The maintenance crew is 2nd to none. They know their stuff and handle any situation, including on holidays which is rare to find. We had a lock issue after hours on our home which can be frightening with a teenage girl in the house. The maintenance team resolved it with no questions asked and within 1 hour which turned a frightening situation into nothing major and made us feel very safe. We DEFINITELY recommend Riverwalk!!"
"Recently moved from Riverwalk Flats apartments. Considering the good, bad and ugly I’d give the location a 5, the apartment a 3 and the management a 2. THE GOOD Old Milford is a fantastic community with a beautiful outdoor area where I made many friends. Riverwalk is a great location close to restaurants / bars / trails / river. The property is owned and leased out by CMC Properties. The units I believe are around 5 years old. Lived on the second floor in a 2 BR unit with a deck and great river view. The unit has plenty of space, including closet space. The units are billed as “luxury apartments” but there is nothing really upscale about the unit, appliances or bathrooms. There is laundry hookup right there in the unit - which is super convenient. You can rent washer/dryer but I’d recommend finding used units and bringing them in. AltaFiber is the only allowed cable / internet provider; as an alternative, find a great outdoor antenna for programming and use your iPhone hotspot for internet. Through the year you will receive too many paper notices reminding you to discard old flowers, pumpkins, etc. cleanup from pets, don’t put certain things on patios or decks like bird feeders, kayaks or bikes. There is a trash pickup service which comes by every evening Sunday-Thursday. Has 'quiet hours', which was good. The management staff makes an effort but missed on some important things; Jaymie was good, current manager Emma is trying. Took a year plus for the deck to be fixed after move in. Aside of that every request made was fulfilled promptly but there were some unacceptable things. It is pet friendly; you are allowed to have dogs of certain breeds (up to 2) for a $200 non-refundable deposit plus $20/month per pet, more on that later. THE BAD The construction doesn’t soundproof very well. Lots of stomping / walking in the unit above and also noise from the stairwell. A funky odor developed in the hallway outside the unit and later inside the unit, verified by the manager never found root cause. The toilets in the four floor stacks seem to clog way too often. THE UGLY I returned from a 5 day vacation to Florida to find the Maintenance keyset ring (w other apartment keys on it) in my door lock leaving my place open and one of the doors on the first floor doesn’t always shut. Nothing appeared stolen, but is totally unprofessional, unacceptable and not becoming of a luxury complex. After slow response to my email and calls, received “Very Sorry about this”. They never came by for the key ring; I had to find the maintenance guy weeks later since the Manager was rarely there (shares time I believe with Loveland Station). Last winter we had a rather nasty ice storm which was challenging for everyone. However the whole parking lot was left untreated for days. There are a LOT of senior citizens so I amongst others kept on management to get it cleared, which they finally did as the temperatures thawed out. Hopefully this year they are more proactive as I don’t want my friends to fall and get hurt. Back to the pets. During my stay there I took on the responsibility of a new puppy. I paid the initial fee and monthly fee. Puppies are gonna pee and despite best efforts they will soil and maybe chew your carpet. I had some carpet replaced while I was there. After I moved out I was told that I wasn’t getting my $200 deposit back and I owed $300 more for new carpet. They elected to replace ALL the carpet which wasn’t necessary and charged me a prorated amount of the 5 year lifespan. I asked why the $200 non-refundable pet deposit and monthly pet fee couldn’t cover this and was told that it can’t due to fair housing laws (consistency). It’s pure profit for them (which is fine) but they need to be more upfront about it. I paid the fee but thought others might want to know. So if you are getting a puppy - be ready to likely pay for a whole apartment full of carpeting when you leave. Just know what you are getting into - “Pet Friendly” will cost you at Riverwalk."
"We had lived at our previous home for 34 years and didn't think that the same community type feeling could be felt anywhere else. We were wrong. We have been at Riverwalk Flats for almost two years now as a retired couple. People are friendly and there is definitely a community here! Jaymie, property manager, and Daniel, maintenance, both contribute to that sense of community by responding to any need in a quick and caring manner. They both see to it that we have what we need as residents of the property. Their friendliness and kindness are reflected also by many of the residents. Thank you both for helping to make this place our home!"
