"Everybody has a different experience but one’s experiences doesn’t overshadows another person experience, we cal all agree that Arbor oak’s Complex is under bad and inexperienced management who can’t take criticism to better themselves to begin with. I have a car parked at my parking spot for over 3 days and I don’t have a place to park my car and I can’t do anything and Arbor Oak’s management is no way to be found the leasing contact number is a waste of time as nobody is going to answer your calls and the urgency options they don’t work either. And if you park at a wrong spot you get clamped down."

"Really Bad management... We signed the lease in the end of August and when we came to the Arbor Oaks office on October 3rd at 11:00am with two kids (I called the day before and left a message to check the time we can move in, but of course nobody has called us back as usual), first we've been told to come back at 2:00pm then just wait for another hour, and then another ... until manager Jasmine has decided to show up at 6:00pm(!), so the total waiting time was 7 hours! Our apartment was not ready to move in and nobody from the office has informed us about that! So after waiting the whole day in the office they offered us to stay in a freshly painted apartment that was simply toxic and stink... Because of the total mess and simply awful day at the office we had to come back to the hotel where we stayed until October 6th while we were looking for another place to rent. After all we got a really nice place in another complex with a great management and we're so happy that we did Not move in to the Arbor Oaks! P.S. While we were in the office we saw at least 20 people (sometimes there was a line) with complaints about their apartments and they were really disappointed with the current unreliable and unprofessional management team."

"Absolutely horrible! Do not rent from them. Leasing office is terrible. I have been waiting for my deposit since July! They don’t answer emails. I’ve reached out to Amanda and no reply! Amanda confirmed that I’m owed my deposit back and she still hasn’t sent anything back. The grounds are always dirty! Don’t believe anything! The only maintenance and remodel done was on the club house and pool, which in my three years there was closed more than opened. The apartments have been refurbished in the lowest grade possible! I had holes in the cabinets and leaks in the ceilings that was never fixed! The property manager was changed 5 times in my three years there. No one is able to hold on as “corporate “ is terrible. That’s the answer I always got! Stay away! I had RATS in my walls and all the leasing office said was that “Corporate “ won’t pay to fix it! This isn’t a good place to live! Every bad review you read is TRUE! The positive reviews have been “bought” by the leasing office. They promise to take care of something you’ve been waiting for forever in return for a positive review! Don’t believe anything they tell you! This property and their management company is absolutely atrocious! I’ve filed complaints with the state as well! Please stay away!!!"

"I have lived in Arbor Oaks for over 20 years, this is a wonderful place to live. The staff has always been wonderful, I am still in touch with some of the old staff. My pride and joy is Amanda, she is the only reason I am still here. Amanda goes out of her way to help everyone wherever she can. It is a wonderful community"

"Stay away from this place. New management raised rent 200. I had to negotiate with them to bring my price down to 1625. No parking spot yet, they are trying to enforce parking. Staying in a 2/2 with one assign parking spot and a few guest spot. They are threatening tenants by hiring a tow truck company to start scamming people. There's a few good things about living here. Spacious living area. Well kept Maintnance. My complaint are no parking, my neighbor makes too much noise, especially the one living above. They have lot of people staying in that apartment. the place is overpriced, water bill is insanely high and they have new staff manager every other months. Now I'm a proud home owner thanks to the horrible experience at arbor oaks."
