"I stayed in a bungalow studio in the very back of the complex. I paid 1,001/month. 8 months into my lease they raised utilities, after that i paid 1,006/month. I spent one year here and finished out my lease. Pros: cheapest studio in the mandarin area when I signed, and probably still Attic space in the bungalows Front patio with fence Tons of parking When I first lived here, the complex would flood after about ten minutes of rain. After an hour of rain, you could not drive out of the complex. After about 7 months of living here, some men came out and cleared out the two storm drains that would flood, and the problem was fixed. Not sure how long it will last, the complex is full of greenery and old trees that get washed into the drains. But I mean it did get fixed The leasing lady, Ms. Dorothy is an outstanding woman Cons: Cheapest studio in the mandarin area when i signed, and probably will be until they ultimately condemn these buildings for being the unsafe health hazards that they are These apartments are MOLDY. believe the reviews. They paint over the mold. It grows back after only a month of living there. I had to bleach everything in the apartment once a month. All the doors, trim, wood cabinets, everything would get a fine layer of mold or large fuzzy growths of mold. Anything wooden in the house would get moldy. I had to get rid of all of my kitchen utensils. Just a nightmare, I lost a lot of sentimental things, like my leather jacket from my mom. Cops/fire dept are here every week. Someone died in the complex my first month here. Sketchy neighbors that will walk up and peer in your windows, just weird stuff like that. Walls between apartments are so thin that you can bet on hearing your neighbors. My apartment only had two windows which both faced out to the parking lot. So I had absolutely no privacy if I wanted any natural light in my house, and could never get a cross breeze. The air in the apartment is so stagnant, especially towards the back end of the apartment where there is no natural air movement. No swimming pools, so not sure why we had to pay more in utilities fees. We pay jea for water and electric. I never asked, I just paid the several extra dollars a month. There is no forgiveness for rent no grace period nothing. Rent is due on the 1st. On the 2nd, you get a 150 dollar late fee. On the 5th, they serve you an eviction notice (this happened to me halfway through my lease) They use rent pay which takes 5-10 days to hit your checking account. If you get returned twice (I did), you can't pay online anymore. But the catch is they only accept money gram, no cashier check or certified funds, which you can do safely at a bank. So I would have to carry over a thousand in cash terrified for my life and liberty so i could go to a money gram location every month. There was only one leasing agent when I lived there, if she's out the office you're waiting til she's back. The speed bumps in this complex will absolutely DESTROY your car. Period. There is no way around this except maybe getting an apartment right at the front of the complex, but you will STILL have to pass over two of these suspension-killing, frame-scraping nightmares. There's a lot more cons but I'm running out of characters so ima leave it at that."

"My girlfriend I rented here for 6 years the apt was completely covered in mold that they painted over , they tried to blame it on us that there was a leak up under the apartment and it was our fault the mold was everywhere inside the walls. Every time it rained there was 6 to 8" of water outside our apartment that they never fixed in 6 years and everything has remained the same for apartment 1106 if you want to check it out yourself."

"Renewing my lease for another year, they are fare here, love the location, and although a bit dated, they have been well kept. The woodsy like feel of the complex I love the most. The staff is friendly, compassionate, and understanding. Hope for more years to come."

"I emailed at the end of April requesting to tour the first Sunday in May (website says tours are available by appointment only on the first Sunday of the month). I received no response. I was off work last week and went by. The office was locked. I called yesterday. The recording said tours are by appointment only but the office is staffed. This explains why I was not able to see any units last week, however, there was nothing posted on the door at the leasing office and this is not posted on the website. I left a message inquiring about availability for a 2 bedroom apartment and asking to tour this Sunday (first Sunday in June) and received no call back. I called again today. Left another message with the apartment inquiry and again, my phone number and name and request to tour on Sunday. Again I received no call back. I am incredibly disappointed as I have made multiple attempts to contact this property and they will not contact me back to even view the property."
