Summer Glen Apartments 6090 Terry Road, Jacksonville, FL 32216

"I'm a single mom of 1 son and 3 cats. I've lived in this complex twice before when my son was younger (now 16), and I really like how quiet it is. The one entry/exit makes it safer. Is it top-notch luxury? Absolutely not. Is it livable? Mostly. They are older buildings (built in '87) built on sand (whomever made that decision was a dolt), so the floors/foundation are not even. There are lumps in the floor, the walls are separating from the ceiling because of the settling. When it rains, the grass areas and sidewalks can flood a bit, and the palmetto bugs like to come inside. The walls are kinda thin so you can hear your neighbors if they are loud. If you keep your unit clean there are no roaches (unless you have a neighbor that has a german roach problem, then they will travel throughout the building.) The AC units are not the best, but they get the job done. Pest control does a good job in most cases. I've been there through several managers, and I've never had an issue with any of them. If you're nice, they are nice. When things happen to break down, they are fixed/replaced within a few days. For the most part, the neighbors are nice. They pick up their dogs poo, etc. Close to grocery stores and a good driving distance from many convenient places. Unfortunately rent has become OUTRAGEOUS (this is not the apartment managers fault - Miss Dalmarie is wonderful ♥). The 2 other times in the past that I had lived here, rent would increase $25 or $30 upon lease renewal. This time, they were asking $180/mo more. My very sweet elderly neighbor is in a 1bd on a fixed income; they went up $300/mo for her? Another tenant that moved in at the same time into an identical unit did not get such a steep increase. Fishy. She will be looking to move as well. They're losing very good tenants because of greed. SMG (property management/owners) will say it's because of "market" but that's just an excuse. Corporations control the market, not consumers. Sad."

"Sara Smith apt 1109. I just want to tell you how pleased I am with the maintenance crew. They are quick to action when you have a valid need. They all treat me with the most respect. J. is an awesome maintenance. D. is a very hard worker. K. I have had minimal interaction with but what I have had is good and he is respectful. I have 2 small dogs who are so loved by everyone they meet I love living at Summer Glen and look forward to many years as my home. Keep up the good work."

The majority of the residents are respectful of their neighbors, the buildings are older but well maintained. Also maintenance is always on top of his work orders. Thank you For letting a daughter feel safe about her dad living alone” The manager is super amazing treats everyone like family. The entire staff is great!"

"I love this community. It's very quiet and friendly. The renovations have really opened up the floor plan for the one bedroom and I love the flooring. I haven't had any issues for maintenance to handle, but when I moved in they took care of all of my needs. Heather is super nice and has always returned messages and calls, if she is not in the office."

"6th year and my last. This is what the property has become ever since the long time manager Carmela left. There was a new manager after but now she's gone. She promised that after all this time i would get my dishwasher and i was on the list to get the sagging, rotting, living floor replaced. Still no word. Every time I call no one answers or returns my call. I wonder what ever happened to the repair list I was on and the dishwasher that came 2 months ago but needed someone experienced to install it. This place is turning into a slum and each year they increase the rent at least $30 with water added to that. These apartments are old and repaired with a "band-aid" mentality and certainly not worth what they are charging."
