"I lived there for 4 years. When I first moved in it was literally just “ok” (doable in a sense). Throughout the years not once did they replace the carpets or clean them. It took them forever to respond to any sort of maintenance issue. Closer to the last year is when it got worse. I had plumbing issues with my toilet it took them 2 weeks just to figure out what was wrong and replace the toilets. I had a 2bd/2ba both toilets were down. When they finally came to replace the toilets they left a new toilet in my living room for 3 days before they put it in. They came in and looked at the toilets started taking things apart then decided to go to lunch and not come back for 3 days!!!!! I complained about my ceilings for 2 years before they actually fixed it. There were really bad water spots and it was leaking. Their immediate response was if it’s not leaking that bad to use a bucket or something to catch the water. Like what!! Anyways when I moved out I gave them a notice and turned in my keys (plural) per the lease agreement. They decided I still owed them money. Not only did they keep my deposit they sent a balance over to a collection agency. I never received any notices from them about a balance prior to them placing it with an agency. I sent all documents supporting that I was in fact owed money back and I didn’t owe them anything. They claimed I didn’t leave until about 2 weeks after I actually left. After I sent everything in they then claimed that the complex was unable to gain access to my previous unit until 2 weeks after. Which had absolutely nothing to do with me especially when I sent the complex proper notification and the returned my keys. I went back and forth with the collection agency for about 2-3 months before I decided to just pay it. By this time it was on my credit and I had to fix it. I would NEVER EVER rent with them again. They are money hungry, don’t care about the residents, and just bad business"

"It takes years to get issues resolved at the Waters Edge Apts . Then they give the residents a 17% increase on the rent ! I’ve lived in places around the world and this is the absolute worst place you will ever live !!!! I moved in to this DUMP on Dec 3rd 2017 . I have been constantly lied to from day one , I was told they would fix the air conditioning unit on Sunday , the day before I moved in , lies !!! Took months to get it fixed . Had to call repeatedefly until they , the unprofessional leasing office personnel called an outside vendor ! The maintenance men are hired from day labor and usually don’t have a clue as to what to do . Had a leak in the water pipes on my second floor apartment . Flooded the apartment underneath me repeatedefly ! TOOK THIS DUMP SIX MONTHS TO GET IT REPAIRED ! People move in and a few months later their moving out . Lot of unnecessary expenses , as it cost a lot to move , as this place raises the rent yearly , AS MUCH AS 200 dollars !!! Management changes here repeatedly!!! The only amenities are 2 swimming pools , THAT YOU CAN ONLY LOOK AT !!! THE POOLS ARE LOCKED ALL YEAR ROUND !!! This place is a joke !!! WHATEVER YOU DO DO NOT MOVE HERE !!! The buildings were just recently sold and now managed by another company and they think by painting the building that this will make this DUMP better ?!? LOL !!!!! Was then after almost 6 years of trying to ESCAPE this dump and told to send a message to their inbox by one of their so called professional liars of the previous managers team and they the leasing team no longer had access to this inbox and because of this they are saying I never notified them that I was leaving and kept my 1103 security deposit even after telling me I would be getting it back . , then the buildings were sold and they no longer had access to this inbox that I was moving out , WITH. Two month notice !!! After showing the waters edge leasing team that I did notify them and them telling me I would get my money . Almost 3 months haven’t seen a dime !!! The stove broke monthly !!! The refrigerator was a joke ! Doors wouldn’t stay closed . Garbage disposal never worked . Dogs running around loose !!! Pit bulls and Rottweilers !!! Stray cats always making messes . Wash facility is always broken !! No heat in the driers , had to call Washco who handles the wash facility because the leasing office repeatedefly shows they do not care about anything other than getting their rent . As Floridians we know we get a lot of rain during the stinky season ! BEWARE THR PARKING LOTS HAVE NO DRAINAGE AND ARE CONSTDNYLY FLOODED . Be ready to take off your shoes and socks when coming and leaving your roach and ant infested apartment ! YOU WILL REGRET EVER LIVING HERE !!! The management team will always tell you what you want to hear . Talk is cheap !!! We ordered a part or we are waiting for a inspector . All a bunch of hogwash !!! In my 67 years I can honestly say this place is a atrocity !! SAD , SAD PLACE TO BE A RESIDENT AT !!! On July 12th there was a new management team ! On August 12th 2023 the new manager was already GONE !!! They show everything with the new management that maybe done in years to come , yet none of what there showing is true ! The people in manage told me there would be a excerxise room too 6 years ago . Not ! They even show in the apartment amenities that there is a refrigerator in the apartment, for lack of things to write about what a miracle! lol ! Have you ever rented an apartment without a refrigerator ??? There is no clubhouse !!! No microwave , old run down appliances that you can count on trying to get fixed monthly ! I will continue my reviews on apartment living that you most certainly do not want to encounter here from these most unreliable personnel and management ! Do not waste your hard earned money at the waters edge apartments in Jacksonville , Florida Will show additional reviews on YELP abd all other media sites , so no other person has to encounter such horrific behavior from a so called management company !"

"Issue #1 The plumbing in these apartments needs to be addressed. Maintenance either doesn’t come or when they do come they do the bare minimum. I’ve been told by a plumber that came in there is a leak above me and it seems to not have been fixed properly because my apartment is constantly being flood causing issue #2 Mold and mildew I have an infant son who started developing respiratory issues at 2 months of age he’s been in and out of hospital he is now one years old and it is now being confirmed his issues are coming from mold exposure (allergy) I called and told the leasing office this and was told they would come out and fix the issue clean the carpet because she saw where the mildew is in the carpet and she saw the mold and fungus in the bathroom I was told this would be completed that same day it’s been a week and the issues has not been fixed as of today my apartment has flooded once again and I’m being told by the maintenance guy they don’t have the staff and can’t come out until Monday causing us to have to stay away once again. I have consulted with a lawyer and I will NOT recommend anyone move here the plumbing issue needs to be fixed."

"Management and maintenance of this property is at a all time worse. There's alot of open abandon apartments and vandalism of those apartments. The maintenance staff is waaaaayyyy too undermanned and don't care"

"I moved into these apartments on April 15th. First off, I was given a roach infested refrigerator to use, which was replaced 5 days later. Then the walls are peeling with roaches living inside of the walls. This building has not kept up with any of its maintenance or sanitary conditions. Second, they have been using 30 year old pipes that burst out with mildew and I have photos to prove it. The water has been flowing thru those pipes causing me to have a bad breakout. After moving in, I have had light fixture problems, broken appliances such as the toilet and oven tops, plumbing issues, and much more. And to top the cherry, I have been living with roaches for over 3 weeks now and they have caused my anxiety level to rise extremely high. I have requested pest control over 3 times and it does not work for anything and they cannot seem to use the proper tools to get this roach infestation problem gone. These roaches literally live in these old walls which have not been kept up at all. They just seem to keep painting over cracks and not fix any of the infestation problems. It is so bad, I am literally killing and fighting small roaches everyday and I cannot live like this. These roaches crawl on me while im sleep. That is not okay. I should not be afraid to sleep in my bed and twitch every 5 minutes because i think its a roach on me! That is unsanitary! Someone needs to fix this immediately before I get the health department involved and the state!!!!!!!!!!!!!"
