"My wife and I own “turn key” investment real estate in Lakewood Ranch, which we visit several times a year and rent the rest of the time (we live out of state). We needed to get a new property manager for the location and asked a real estate broker for assistance. He gave us two recommendations. We called both. The first, gave us their qualifications, services and costs. We asked her to check out a potential purchase for us which she did. However her review was heavy on opinion with little to back it up. The other individual did not immediately respond to a voice mail I left and I subsequently learned that they had retired. Several days later, I received a call from a woman who identified herself as Pamela Parrino. She explained to me that she found my call back information on the voice mail of a company she had just acquired and wanted to know it she could assist us in any way. I told to her that I was in the market for a property manager. Ms Parrino then informed that she her and her company Suncoast Leasing and Management would be happy to do that for me. As luck would have it, we were flying in the nest week to look after our property and made an appointment to meet her there. She arrived at the appointed time and initially just asked to inspect the property by herself. After about 20 minutes she concluded her inspection and proceeded to tell us that while our property was OK, she could not only make it look better, but also rent it for more than we had gotten previously. For the next hour she proceeded to explain that she manages properties from basically the Manatee River in the north to Venice and Sarasota in the south. Parrino then outline her requirements to represent us. These requirements included several updates in the look of the property (removal of dated paintings, change of bedcovers and the like) along with some additional items (new flatware, towels, etcetera). None of this surprised us as we knew she was right. Additionally she insisted that she have exclusive authority to manage the property in all matters relating to the renting of the property from listing it, taking and reviewing applications and presenting her findings to us for approval. Everything she told us in our first meeting turned out be 100% true. We are making more money from rents then before, our property looks visually more appealing and all of the paperwork associated with our investment is correct and easy to read and understand. Ms Parrino is at all times professional in her appearance and demeanor, attentive to even the smallest of details and available for us to reach when warranted. She even acts as an in-house Concierge for us when we come to visit. To assist her, she has a small, but able, staff of Nikki, Carmine and John who run the office, ensures the property is cleaned between tenants and that any physical issues with the property is attended to.
