"Have lived here for the past two years while getting my degree from UTC. I have stayed in both Marion and Jefferson buildings. Great location for being close to campus. The buildings are older which means more maintenance. However, any maintenance concerns are addressed quickly. Also, rent is a bit expensive for what you’re getting. There are no washers and dryers in the apartments and the dishwashers and stoves are small. They are pet friendly which is a plus but some tenants do not pick up after their dogs. Finding parking can be a pain at night as the small lots allotted to tenants fill up quickly as well as street parking. All of the staff are friendly. Overall, it’s a great location with spacious apartments that I would recommend to anyone looking to live in downtown!"

"*SCAM* This company is running a scam. The apt I was prepared to move into was not cleaned beforehand, had paint spills, unfinished maintenance jobs in the bathroom, & to top it all off, they had a toxic fume situation 2 wks in from a renovation on the 1st floor in the apt undearneath mine where they used a hazardous resin. There was no notice to tenants of maintenance in the building, messes were left behind on the 1st floor, & the fumes were so strong I had to evacuate my apt and go stay with my family in my hometown. My brand new mattress, some furnishings, & food were compromised by the fumes and I never got compensated for the 2 weeks of rent/time I had to evacuate/be away. I was only 2 wks into living there & was planning to purchase renter's insurance that month. The liability was 100% on Lindsay 414. I took legal action & reported Linday 414 to the State of TN. They never apologized & they never offered payment reimbursement or compensation. The total loss was around $3,000. Thankfully, I knew my tenant rights & held firm to them. Brittany took no accountability & did not act professionally or responsibily & based on other tenant reports, Britany was deceptive in business practices, lied to tenants, & was misleading about the move-in process. Other tenants also stated that their apartments were not cleaned before moving in. I recommend everyone steer clear of this property company. Luckily I do very well for myself & was able to make back the $3K quickly."
