"This all started when we had moved in November of 2022. The property management company was Pegasus, before it switched to greystar in may of 2023. Everything was going well until I noticed how old and cheap the apartment really was. The floors had random stains that were impossible to get out. The bathroom drawers had the fake wood peeling off also with random stains. The baseboards and vinyl flooring had random cracks, as well as the actual floor not being level probably due to water damage. The baseboards and the floor didn’t meet, leaving room for critters and further damage. Some flaws here and there were expected but not for $1480/month plus the ($99 technology Fee). They have since increased the price. One day I decided to use the gym. Had all the basics, like a treadmill, weights, mats, etc. nothing fancy. I noticed that the next time I used the gym, a machine cord was broken. this machine was now unable to be used until the cord was fixed. So, I emailed the apartment leasing office so that they were aware. This specific email was never addressed until I had came to the office and complained about the situation in the gym. Shortly thereafter I tried to use a dumbbell weight that was always in the gym at the same spot. Unfortunately, the weight was superglued together and a plate had dropped directly on my foot. This had caused me to have pain for a couple weeks. I had addressed the property manager at the time, and she told me that the equipment was not theirs and it’s not their fault. The cameras also conveniently did not work, in their favor. So the gym equipment was not useable, but I was still paying an amenity fee. Supposedly for the upkeep of the amenities… This transitions into the next problem. The outside doors to get in to any building are supposed to be locked at all times unless you have a key fob to unlock the door. You are given one per adult living at the apartment. A replacement key fob costs $75. The residents, knowing this, find loopholes and put everyone in danger by putting a rock or any object to keep the doors unlocked so they can come and go as they please. I had also let the apartment know about this issue, knowing that one of the main doors was broken and not remaining locked like intended. This problem only got fixed months and months later, I was told that it simply costs too much and they couldn’t afford to fix it. One Sunday afternoon in the summer, i came home from work hoping to relax to realize that over 300 people that were severely intoxicated were driving around the parking lot blasting music in swimsuits. There had been an unauthorized pool party held by a resident. I again was terrified for my safety. I have footage of this on my dash cam. The next day I went into the leasing office to talk to them about it and the receptionist told me “ we saw them when we were leaving and I was too scared to call the cops so I didn’t” They had closed the pool due to how much glass was in there and failed to reopen for a couple months. So now all amenities are unusable. But you’ll still be hit with a fee. This made me furious. One day I notice a bug here and there. Not too big of an issue. It is night time and I flip on the lights to go to the kitchen. My ENTIRE apartment is INFESTED with cockroaches, every crevice is crawling with bugs. We never had this issue until my next door neighbors moved in. I contacted the leasing office in hopes to get this dealt with. They set up someone to come and treat the apartment.I had bought a ton of my own traps to fix the issue and followed the instructions from the pest associate. All of my cabinets continued to house these pests and they were crawling all over food, plates, silverware etc. Upon moving out I get hit with a $175 “roach treatment fee”…. Even after the problem was not my fault and Jocelyn in the leasing office told me “we have found the source of the issue” Not one month went by without noise, stress and fear. Find another place to live, for your safety and well being. This place is awful."
"Much like other reviewers, I agree that the new management is unethical upon move out. The complex does not document the state of their units before a new tenant moves in. You will be charged for issues that are not your fault. With my unit, a microwave was included. This microwave was in the unit when I toured before signing. After moving out, I was charged for said microwave as management claimed that this was a personal microwave that I brought with me and charged me for the removal. I disputed the claim with management. I was advised that there was nothing to be done. I eventually reached someone of higher status who was able to remove the charge. Four months AFTER paying the final statement amount, I receive an email stating that the charge was never dropped and now there is added interest on the balance. I disputed the claim and sent the "Final" statement that was given to me by management. The dispute was denied and I was told that it was my "opinion" that I did not owe anything, despite having legal documentation confirming otherwise. While the complex itself is decent, management will scam you. They also will not notify you of any charges in a reasonable time frame all while racking up interest fees. Please note that I moved out in May and was not notified of any move out fees until July, and then was not notified of the debt until the following December. If you care about your finances, this is simply not the place. They do not respect their own documentation and statements."
"We left the apartment last year because management was sketchy. So many things were broken (the security door, package compartment, gym equipment, etc) and they charged us an amenity fee for it. They refused to refund it and these things were broken for months. We moved out and now we got a call from spectrum saying we owe them equipment a year later. When we moved in, the equipment was already in the apartment and we were told to leave it when we left. Spectrum said that the apartment complex (lied) said that the tenants were responsible for the equipment. It seems like the complex didn’t want to foot the bill so they lied and changed the script. Management at the complex also changed 2 times while we lived there, so I’m assuming something got lost in translation as well. Absolutely furious, even a year later we can’t get away from them being sketchy. Edit just to add- the apartment itself was nice. It’s a good location. They’re just so unethical it’s scary. Double Edit- They responded to apologize for problems with previous management. This new sketchiness *is* coming from the new management. Don’t let that fool you"
"This is a terrific community that I have enjoyed doing life at considering the location right off I-540 and easy commute into downtown Raleigh. Recently, the building got major upgrades which I think came with the awesome new management staff; they hired cleaners, landscapers and truly show more care for residents. I've been impressed - thank you Level @ 401 !!!!"
"You know I took time into looking for a new place when my previous apartment lease was up. I give this community 2 stars for this reason… This community is cute and fairly new. I was most interested in the fact of there being secure entry and elevators. Firstly since I have moved in the main doors and buzzing system have been broke I have asked several times when will it get fixed. They have now fixed the door but have not fixed the buzzing system which is backwards as heck as no one can buzz anyone in so we have to go all the way down stairs which can be a walk to let someone in or get delivery this is a MAJOR INCONVENIENCE and when I asked the leasing office about it they said they not fixing the box until next year …. Ridiculous but noted. The communication is terrible with the office!! They NEVER ANSWER THE PHONE and when they do they act like they don’t want to be bothered and have attitudes!!! If I get up right now and go over to office the may have literally be one guest in there so it’s not a matter of them being busy! I’m paying almost 2000$ a month for poor comunication, broken front door my car has been broken too and several cars have been and even stolen they don’t care they told me blatantly that that’s not there responsibility they won’t even hire security for night. I am definitely not renewing my lease here this is a nice community in the wrong area as well with the wrong management staff in office whom is new management by the way. It’s cute but trust me your going to deal with car break ins, missing packages , leasing office never answering and you mine as well stay in a community with no secure entry ."
