"Just like other places, this place has its ups and downs. I'm a current resident here and I usually keep to myself so as far as people goes, there are friendly people here. I have had some questionable neighbors but they either moved from orders or were finally evicted. The staff for Emerald Point however is a different story. One of the guys was let go and friends with said evicted neighbor and bragged to us about the stuff he did wrong and allowing people into our apartment when he was "getting it ready" for us to move in and how he totally half the work since they were short staffed and if there is anything wrong to blame him. (He got his job back and is manager now). The apartment we live in has uneven paint, cracks on the ceiling and around windows. He didn't put the baseboards all the way around or paint them. When you contact the office about maintenance, they don't get back to you. When you finally get someone out they complete the job halfway and then say they will come back to finish and never do. The last guy got some ceiling stuff on our carpet and didn't clean it up and never came back to sand it down and repaint it. They were called 3x for a sparking outlet. Messed it up twice. Never repainted the wall. They damage things when they are supposed to repair something else. Jobs are done incorrectly. They came to replace blinds they broke "fixing" cracks on the window area and didn't measure the windows so the new blinds don't fit correctly. Replaced the washer machine but now there is rust stains on the carpet because the maintenance (not Laundry Services) didn't attach things correctly. Dishwasher replaced but they didn't screw it into the counter so it falls forward when you try to load it. Look, you get what you pay for. Some staff are great, amazing even but there are some who don't care. Paperwork gets lost so you have to go in to sign things again. (That was on Mary and she isn't there now but still). Some maintenance don't finish through. People are friendly if you are friendly. Kids play outside but some need to be supervised. If you have patience then you should be fine. If there are bugs then all you have to do is request to be on the extermination list and they do a great job, ants and bugs happen especially when they add new untreated wood chips outside. Having a Ring camera is very helpful for you and others. If things change, then so will my review."

"(Queen Victoria Court) Do not live here. Run. I beg you. I am a first time renter and my experience while residing in the Breeden Company has been TERRIBLE. I would not recommend this apartment complex to ANYONE. The list goes on: -Apartment not cleaned upon scheduled move-in date, I was moving from Richmond to Virginia Beach and my landlord Joy Bryan had a MONTH to make sure the apartment was clean and failed to do so! The move-in process was terrible!! We was told before move in we would have a washer and dryer unit, NONE to be found!! -AC had been leaking for months, maintenance guy came in and “fixed” it the first time and it had started leaking again. Mold accumulation had began to form in the AC room and they chalked it off as it being MILDEW which is ESSENTIALLY THE FIRST STAGE OF MOLD FORMATION, I told them they need to take the whole carpet up as the wood is rotten and the carpet has mold accumulating underneath and all they did was clean the carpet. I have been to the emergency room countless times because of the mold spores in the apartment that maintenance has done nothing about. Maintenance is TERRIBLE. Told them to conduct a mold test and it was not done. -Infestation of ROACHES, ANTS, need I go ON. It’s disgusting. -Loud and obnoxious neighbors who think they live in a house versus an apartment complex. Will blast music unnecessarily loud. Don’t even think about living on the bottom floor because the foundation of the apartments is so bad you can hear every step from the upstairs neighbors. And if you have obnoxious neighbors that’s bedroom is right above you and LOVE to pace back and forth throughout the night then good luck!! You’ll never get any sleep. -The most lackluster group of employees I’ve ever seen in my life. My rent is 1337 which I split with my roommate and I still don’t believe this is something I should be paying for. WHATSOEVER. -Laundry area is DIRTY. I have to scramble and drive all over the place just to find a decent place to wash my clothes that have no mold or BUGS. -Neighbors that let their aggressive pitbulls run rampant. No leashes. I will call the health department on this company if I am not released from my lease or relocated into a different apartment complex. This is ridiculous!! Do NOT ever think about leasing here. You will lose out on money and lose your mind as I have surely have!!"

"If I could give 0 stars, I would. On top of them raising rent a MINIMUM of 8% per lease renewal (thanks for letting me know this, Claudia!), maintenance will leave you stranded outside your apartment in 100° weather even though it’s an emergency. They’ll also allow your apartment to be without AC for days (in the summertime) before finally coming to fix it after you’ve brought up the law requiring them to fix it ASAP. They’ll also enter your apartment without your permission, without giving any notice. Additionally, my door knob fell off and they didn’t fix it for 4+ days (still waiting; had to tape over the hole in my door). They will never show up, despite calling and emailing the office and putting in multiple service requests. Predatory landlords, and maintenance that doesn’t ever do their job. Take your hard earned money to a community that actually cares about its residents, instead of how they can financially take advantage of them once they’re locked into a lease."

"Wow where do I start. This facility really has taken a turn for the worse. Long story short don’t waste your time or money moving here or considering. It’s the absolute worst. • Apartment wasn’t cleaned upon moving in • Horrible staff and customer service • Mold in the unit (St. Bernard Ct.) • Refrigerator have spoiled all of my food and hasn’t been replaced yet • No lightbulb in the kitchen • Ceiling fan doesn’t work • Toilet isn’t set properly and water leaks • Roaches and bugs is an understatement • Trash in the parking lot from it not being thrown in the dumpster • Good luck with the office answering the phone • Need I go on smh!!!!!"

"Just disgusting and they do not give a damn about the tenants. If you like giant American roaches then this is the place for you.the laundry rooms are disgusting and filthy. Mold and bug eggs in the damn washer! The same trash and dirt since I moved here. The rent is raised every lease renewal Breeden should be ashamed of themselves."
