The Towers on Franklin Apartments

"These people deleted my review. RED FLAG. They have crack heads smoking crack in the stairwell and do nothing about it. The police say they are coming and don’t show up, then don’t answer. I put a video up of the crack head who was in the smoking crack in the staircase on the police review page and they deleted it. He had on a black shirt that said kingsman and he was old and black. I also put pics up here of that nasty apartment and it was deleted. This place is disgusting. I can’t believe this is a college area and it’s so run down. They need big renovations it looks like it’s about to be the next downtown Baltimore. They should actually make this building into a project building because they have no right to be charging people to live there. I can’t believe I ever lived in a disgusting place like this just gross. Luckily I’m far far far far gone in a much better place and never going back to that ghetto city or the state. :) you guys can rot in crackhead town in peace. I’ll be back in a couple years for an update. What in the ghetto?"

"Terrible place to live. Staff and Manager just care about rents and money. if you have drunks, noisy and embarrassing neighborhood they will not do any thing and sometimes they intentionally choose those kinds of criminals as residents to bother other tenants. If you are looking somewhere that is full of Drunks, Drug users Crazy and Noisy residents, Tower on Franklin is the best one."

"It has been 4 days without hot water. Roaches everywhere, the building is infested with bedbugs that will ruin your life and well being while management does not help. Packages constantly stolen, 90 degree apartment in Summer and no control over thermostats. The craziest thing, considering all this, is the crazy rent due to the decent location and greedy mfs at Thalhimer. I used to work at their hq front desk and now realize why I had to deal with so many angry calls every day. Elevators are small and constantly broken so moving in and out is a mess (had to temporarily move out for them to still not get rid of the bedbugs and a queen boxspring will not fit in the elevator). Towing company that goes the Towers parking lots will still tow you if you pay to park just because it’s a predatory company. Constant security issues, overwhelmed maintenance workers who simply do not have the bandwidth to help everyone with the constant stream of issues, and piss everywhere from people who do not care about their dogs’ well being and just let them go anywhere. I love my apartment personally as I have made the most out of a landlord special “renovated” $1500 apartment that is breaking down at the seams but have had such an unpleasant year and a half and cannot wait to move out. Attached is a picture of some of the bedbug ridden beds thrown out behind the building last month. None of this was ever addressed. If you’re going to spend too much money, do it somewhere else where you get at least 50% of the value you put in. Slums."

"DO NOT LIVE HERE!!!! My boyfriend lived here until last summer. This apartment building and its managers are frankly, criminal. First of all, many of the apartments are completely infested with roaches. They do have pest control come MAYBE once a month to the affected apartments. However, whatever it is they do is not nearly enough as there are still roaches everywhere. If you live here, expect to have roaches in your fridge, freezer, floor, furniture, cabinets, etc. This condition is even with constant cleaning and keeping food in closed containers. The kitchen is basically unusable as the roach feces is constantly abundant on the counters and other surfaces even with continuous measures being taken to combat the issue. The apartment was also extremely damaged and some of the cabinets were completely falling in due to mildew/mold. There was mold around the AC unit due to water leakages. This alone makes the apartment buildings unlivable and BTW the law doesn't say that having roaches is "okay if pest control comes once a month to 'try' to fix it" the law names these conditions as ILLEGAL. Furthermore, the entire property besides the main office is disgusting. The residents and their dogs frequently pee in the elevators, leave trash in the hallways, and cause destruction to the property walls and floors. There is a perpetual stench in all of the elevators, hallways, and apartments that just coats everything. The top-floor recreation room has been previously used for people to throw huge parties, resulting in significant damage. The top-floor pool is essentially a 5x5 hole in the ground no larger than a hot-tub. The AC/Heat system is controlled by the main office and is barely customizable to an individual apartment. This meant that during the winter, it would get so hot in the apartment that windows had to be left open....in. the. WINTER. During the summer/spring, they wouldn't turn the AC back on until mid-april, meaning that it would be 70+ degrees outside with the heat coming out of the unit. As a result, usually the unit would have to be turned off in the apartment, but somehow heat still managed to seep through it. The office is very unresponsive to any issues, and the workers will regularly just disappears for large stretches of the day. Many of the residents here are not at all concerned about safety, despite the apartment building being in close-proximity to dangerous areas of the city, as they leave the front doors open late into the night. There is occasionally a security officer patrolling at night but you can assume the efficacy of one unarmed individual. All in all, this apartment building should be condemned and its owners should be ashamed of taking anyone's money in exchange for living there."

"I with my son moved here on July 30, 2019 from China.As a foreigner, I had a huge different culture shock and faced a lot of difficult this year. The Thalhimer management is excellent, especially Melissa manager and the girls in her office are all awesome.They are friendly and courteous ,so sweet and very helpful. For me everything has been come wonderful! They respond to service requests in a timely manner.Apartments are clean, everything is being taken care of, the pest control. There is a number of awesome amenities such as a rooftop pool, computer room (free printing), and also a gaming room with a pool and ping pong table. Also,the maintenance team is great and really friendly.they’re very quick to respond and get it taken care of. The other tenants I’ve met and encountered have all been wonderful and friendly too. Love my apartment! There is a gorgeous view of downtown Richmond.I genuinely love living here, and I would absolutely recommend it to anyone looking to move somewhere with an easy move-in process, incredibly helpful and friendly staff, a clean, safe, and quiet apartment, and lovely and respectful neighbors! Overall, living in the Towers on Franklin has been a wonderful experience. I love nice Americans. I am very impressed and happy stay here at the Towers on Franklin.The staff is great and they always make the residents the priority. Never hesitate to come in and check it out and meet the amazing staff. They are THE BEST .You will not be disappointed."
