"HORRIBLE move out experience. My husband and I notified Southern Pine Apartments on August 22, 2023 that we would be moving out early. I went to the office to notify staff that I would be sending them an email to notify them electronically of our intention to break our lease early. I was told to come in to the office in person to schedule our final walk through appointment. I scheduled our move out walk through Khadeshia for October 20th, 2023 a month ahead of the scheduled date of October 20, 2023. When my husband and I arrived for the final walkthrough appointment, nobody was in the office. We left to go to the post office and came back within 15 minutes. When we walked in and asked about our walk through, we were told to come back at 5:00 because nobody was available. About an hour later, the maintenance manager called me and asked if we could come at the moment he called. I explained that my husband and I were both working and were not able to make it until 5:00 (the time the lady at the office had suggested for us to come back at). The maintenance manager said that he had to leave by 5:00, so he went ahead and did the walkthrough inspection by himself. He informed me that the carpet MIGHT need to be replaced, the drip pans from the stove MIGHT need to be replaced and that 5 lightbulbs MUST be replaced. I had stated that I had already left 3 lightbulbs for the lights that needed to be replaced, but he said that they needed to be LED lightbulbs (the type of lightbulbs required to be replaced is not directly stated in the lease me and my husband signed). Regardless, the maintenance manager told me that he would contact me to let me know what needed to be replaced. Well, I never received that call and less than two weeks later, I received a bill for $2,225 (originally would have been $3,103.53 but they graciously took our $750 deposit and$128.52 that was already paid ahead of time). I immediately called the staff at the office because I was disgruntled to say the least. I was aware of and agreed to $1,855 of the charges due to the fact that we moved out early and also needed to pay for the final water, sewage, pest control, and trash bill. I could even understand the charge for the carpet replacement. What really made me upset was the fact that they charged $25 for lightbulb replacements, $40 for drip pan replacements, and $25 for a bent shower curtain rod. As mentioned earlier, we were not given the opportunity to have our final walk through even when it was scheduled. These fees could have been avoided if we were given the opportunity to have our final walk through as scheduled. By the way, if you have a pet, be prepared for the maintenance staff to check your carpets with a black light. Responding to Response submitted on November 14, 2023: I would like to discuss in detail to the manner in which the lease was upheld by staff at Southern Pine. It seems that they "pick and choose" what they want to enforce concerning the lease. I am requesting that an employee from from Southern Pine Apartment Complex contact me to discuss a reasonable refund amount. This is due to the inconvenience caused by the lack of commitment to our scheduled final walk through by Southern Pine Employees."

"This is a delayed review; I lived at Southern Pine from May 2018 - August 2020. It was the best apartment living experience I have had to date. When I was touring options, I had narrowed it down to two. The community manager at the time (she has since been transferred to one of Franklin Johnston’s newer properties) spoke very knowledgeably about the other complex I was considering and never once said a negative word. I very much respected that she let the quality of SP speak for itself without diminishing what local competitors had to offer. The community is beautiful, quiet, safe, and in an ideal location. My apartment was exceptionally clean upon move in and very spacious. I had quite a few short term renters rotate in and out of the apartment directly across from mine, but in general - I saw a lot of the same friendly faces every day. Any issues/questions/concerns were addressed almost immediately by the office staff and/or incredible maintenance crew. It was not uncommon for my work schedule to cause me to miss normal leasing office hours several days in a row. When I was truly unable to make it in time to pick up a package, the team graciously delivered it straight to my door. They worked with me on a temporary addendum to my lease to allow a friend to stay with me over the summer. I was out of town on her last day, but they made it easy and seamless for her to turn in the key/fob and sign the necessary papers - even in my absence. The community events were always fun and well planned, and any maintenance repairs or inspections were scheduled and communicated well in advance. After I had moved, contacts that were supposed to be delivered to my new address kept getting sent to SP - regardless of my official address change / the number of conversations with the optometrist office. Even though I was no longer a resident… Malyssa TRULY went above and beyond in helping to solve the issue that was not *at all* her problem. I would absolutely recommend Southern Pine, without reservation."
