"I’ve recently had some negative experiences (will update as they are resolved): Negatives: -PetScreening process is poor. Pet rent will be collected and possibly not returned, even if you have an ESA. -Marijuana smoke rising from the first floor to the third floor. Our bedroom has occasionally had a significant stench. Other tenants I’ve talked to experience the same thing. The office has noted that they cannot do anything about it besides sending out a communication. I have yet to see it (a few weeks have passed). - RESOLVED as of 1/21/2024 (I never saw any related communication. This was resolved as the tenants that smoked heavily moved out). -Vulgar graffiti on the far side of one of the dumpsters. It’s been there for at least four months (ie: since we’ve moved in). - RESOLVED as of 11/22/2023 -Broken glass bottles in the parking lot for +3 weeks. - RESOLVED as of 12/30/2023 (parking lot was swept) Positives: -Maintenance team is quick, competent, and helpful. -The leasing process was a pleasure thanks to Linda."

"Not all payment options avaliable actually work and management does nothing to fix this, they just expect you to be happy with a 68$ fee for using a card. A few neighbors are incredibly inconsiderate of living above people no matter what you say to them. The price of rent is not worth what you get. Its not actually updated apts, a lot of corners cut to "update" things, veey small rooms especially the second room. Cant wait to leave here. Also, theres only 1 recycling container in the whole complex which is ridiculous. Not worth the headache and stress."

"8 Nov 2023 We just moved out and although the apartments are better than most areas they need a lot of renovations, including replacement of carpets and ventilation systems have signs of molding. The administration was quick on repair almost every issues with the apartment. That was very good. I believe administration should offer to change the carpets to "wooden floors" after two years of tenants living in the same apartment, as an incentive to renew the contract. I was disappointed to learn that just few days ago the administration charge $100 because the blinds in the bedroom didn't work/ "damaged". The true is, the blinds were not broken, they were old and never had never been replaced for years. Just like the window that after reporting it multiple times was never replaced. In my opinion it was absolutely absurd and abusive to charge a tenant the cost of new blinds for something that is probably 10yrs. old. I understand, management always find something to keep the deposits, not rocket science , every place does the same, but charging an extra $100+ for a old blinds, that didn't work due to time and use is bad practice. I truly loved the area because of friendly environment, the location and close proximity to old Town Manassas, grocery stores, restaurant, train station and multiple roads for traveling on country roads. But charging us for the blinds, that it is unacceptable. I strongly believe the funds should be refunded. Former resident 9923 / Apt 201 /////////////// The reason for my No Stars is because last week after working out someone took my water bottle. I walked to my car parked right out the gym, and within A MINUTE the water bottles that I accidentally left on the stationary disappeared. I was the only one in the gym and no one entered after me. It was like some was paying attention to me and as soon I left they ran to the machine to get the water bottle. I asked a cleaning person who was in the second floor but she said didn't see the water bottle. Odd. I was very disappointed. So Make sure not to leave anything in the gym."

"Was 9 months pregnant when we moved from one of there upstairs apartments to a bottom floor due to me having a c section and they knowing moved me into a roach infested bottom floor apartment. I was so upset and dealt with them for months. They have great benefits to living here but before you move find out the apartments big history before taking an apartment."

"Do not live here! Where to even start… we had high hopes. Needed 2 bedrooms, so we checked it out and liked it. Signed lease sight unseen (rookie mistake… but they wouldn’t let us see our unit otherwise). Went the evening our lease began… cockroaches everywhere, dirty appliances, fixtures didn’t match, etc. Biggest issue was the roaches and we had already scheduled movers. Asked for the place to be treated and they said not until Thursday. They were OK with us moving in with a known infestation. I told them we would either need out of our lease or a different unit. They finally agreed after threatening legal action. Move in went well and we were happy in our new unit. Paper thin walls and the occasional spider. Units are outdated with very little closet or storage space. Another reason to say no is the safety. I’ve been begged for money right after walking out the door and at the dog park and gym, almost attacked by off leash dogs, heard gun shots, and followed while walking my dog. I’ve done what they said and called the police, but only so much can be done. Finally, maintenance is great. They are helpful and kind. We had our fridge, dishwasher, 1 toilet, water heater and washer/dryer all replaced while there…. Which is a little concerning, but maintenance was quick. I also do like the keyless entry."
