"This place has really gone downhill ever since it became a greystar owned property. I’ve lived in green river over 4 years now and previously lived in red canyon for a bit as well and have been able to see the continuous decline which became more apparent after the greystar acquisition. Since I moved into green river, the pool has not been open once. Initially for COVID reasons, okay cool understand that, now it’s just been under construction with seemingly no progress. The main community pool finally opened the past 2 summers but is overcrowded because green, red and blue pools are all closed still so everyone can only use the main pool. Also the dumpster areas have raccoon infestations and god forbid you have to take something to the trash at night or simply walking past the area, you may have a standoff with one so keep your guard up. Their solution? Use an animal cage that they bike-locked to a light pole hoping they catch something. The animal cage is now gone from our dumpster so I guess they gave up. Now the raccoons just rummage through the trash every night so there’s old food and misc trash cluttering the dumpster area, I feel bad for the trash guys… And for some reason, they can’t seem to keep the back resident gate operational. Idk how it’s always broken but when it is, it takes them days to fix it. Which causes every resident to have to use the main front gate and can cause quite the traffic jam. Also the cafe/bar in the main community clubhouse has been closed for years now. One of their main “luxury” amenities isn’t even available. The bar used to be awesome to patron but oh well. Once greystar took over, our next lease renewal came at a 15% increase with no new amenities or any justification behind such a steep increase for an apartment. But don’t worry, they’ll send you plenty of promotional emails for their credit and deep web monitoring services, their cleaning services, and tons of other stupid crap that just clutters my email. Also W/D isn’t included in units but they’ll rent you one for a monthly fee! That being said, you have to temper your expectations when apartment living and this place isn’t entirely awful, just not worth the price they charge here nowadays. The community is nice for the most part and the location and being close to friends is one of the main reasons why we justified staying here one more lease. The staff in green river is actually friendly and helpful and most have stuck around through multiple properties management company changes so there’s that. I cannot speak for the rest of the palomino communities though. We’re done with palomino once our current lease expires and this is solely because greystar. I will never live in a greystar owned property again. There’s a reason they’re the common denominator in a lot of the negative reviews here and their other properties have similar reputations… $5 says they reply to this with a generic customer service response that doesn’t even address the points in my review because they probably won’t even actually read this. Bottom line, if you’re looking for an affordable apartment in highlands ranch area there are better options than here, especially if you’re just needing a place to lay your head at night and don’t care much about “luxury” living. BUT IF YOU’RE EVEN CONSIDERING A 2 BEDROOM OR BIGGER IN HERE, JUST GO RENT A HOUSE, YOU’LL BE HAPPIER AND SPENDING CLOSE TO THE SAME AMOUNT. I’m sure I’m forgetting some stuff but yeah… location good, greystar bad Edit: also some people don’t know how to pick up after their dogs either, dog feces galore in the neighborhood grassy areas"

"My partner and I moved into Green River in 2021, we always admired Palomino and felt so lucky to be able to finally live here! After 2 years we moved into a newly renovated apartment (Still in Green River) and it made us both love living here more than we already did. We love the hardwood floors upstairs and downstairs, washer and dryer in unit, the giant shower/bath! during the transition to another unit everyone in the leasing office was amazing and made things really easy for us! also didn’t charge us a lot of major fees even though we moved out of our old unit a few days early. i also want to mention how much we love maintenance! every time we put a order in they show up almost an hour later, they are always really nice, quick and fix the issue we are having. we love living here and we love management and don’t plan on leaving anytime soon! Thank you for making us so happy!"

"I hate seeing so many bad reviews on here... I’ve lived here for about 8 months now and I love it. I live in blue ridge and the office staff is always so friendly and quick to fix any issue that has come up. Maintenance guys are always so nice. The grounds are always well kept, the only bad thing I can say is they take a while to shovel after snow but it’s never that bad because Colorado heats up so fast. I always feel safe walking my pups, the gate guards really ensure that safety. Shoutout to Jeff for being the best one at the gate. He’s always so personable and nice and he really deserves that recognition, give that man a raise! Overall I think it’s a wonderful community and I’ve had zero issues living here."

"I’m happy to say that I’ve never had such a great experience living in an apartment and I’ve lived in many. The community here is credible. I love my neighbors. The maintenance team is absolutely phenomenal and extremely personable, and specifically my Blue Ridge maintenance team shout out to them they go above and and beyond, Everyone I have spoken with in the main leasing office is extremely friendly, the Main Gate does a great job monitoring who comes in and out specifically Jeff he is super friendly. I’m just Extremely grateful to be living in such a great community and a great complex! I would absolutely recommend anyone who is renting to come check out Palomino Park resort!"

"Toured property, but decided against it. 1. Cafe/bar is closed (based off other reviews, it's been a long time). 2. Hot tub hasn't worked for a YEAR and a half. 3. Pool is closing at end of year for a complete overhaul. The pics of the pool area on their website are the concept plan, not what's actually there, which I found totally deceptive. They hope the pool is available in time for next spring but sounds like that won't be the case. 4. Small community pools are closed for maintenance. At least Green River was. 5. Steam rooms don't work either.? Wait, what amenities ARE ACTUALLY FUNCTIONAL here?? 6. Greystar took over ownership very recently. I've dealt with them once which was enough. Maybe it will be a nice property again when all their amenities work, but for now it's just not worth what they're asking when pools, hot tubs, and the bar are closed indefinitely."
