"HIGHLY do not recommend living here! Seriously, look somewhere else! They will try to get all the money they can out of you. They charge amenity fees for just about every amenity. There is a general matinence fee and the property is still dirty- littered with trash and dog droppings. The gates to walk on to the property don't lock. Either the matinence team will take forever to fix something or they'll forget about you until you remind them. December, our ac/heat stopped working and we've been without it for over a month. You have to be on top of it because they won't. The office staff is changing constantly, there are new people almost every month. And most of them have been extremely rude for no reason. When you move out, you will most likely not get your deposit back- they'll charge you at least $200 for them to paint it and $90 to get it "professionally cleaned." It doesn't matter how good you clean the apartment yourself, they'll still charge you the fee since you didn't get it professionally cleaned and provide them a receipt as proof. If you do move here, make sure you either record or get down in writing AND signed by them with every interaction. Because they will tell you one thing, then straight up lie to you the next time and throw in your face, "did you get it in writing?" The Lotus needs to do better. Bottom line, so glad we moved out and found a much better place."

"Do you like the circus? Then the Lotus is the place for you. The place is ran like the circus due to their being a new set of staff members every month. They have had over 6+ different managers within the year and even more office staff change. They have amenities, but that doesn't come with your rent. Each amenity has an amenity fee that you're going to be charged on top of your rent each month. Expect to pay about $80+ in fee's here each month. Don't think at the end of your lease you will be getting a security deposit back. They charge you for the expenses to put the unit back on market such as, charging to repaint the entire unit and cleaning. So you won't be getting your security deposit back. Also, don't expect to have any of your personal information private here. The staff here often will leave their computers on during the night with client information on the screen, so anyone walking by can just see it through the all glass leasing office. There have been many car break-ins due to most of the security gates not working with the key fob they will give you. Meaning anyone can just get into the gates and metal doors as there is literally no lock on them. Maintenance is averaging about a 1 month repair time, so you will have to wait for anything to be fixed during your stay here. The maintenance team doesn't even have a clue what they are doing as they will watch YouTube videos on how to repair the issues they are trying to repair. I am glad I left this place, and I hope this review changes some people's mind on wanting to rent with The Lotus."

"This is the perfect bait and switch scinario. So they pride themselves on telling you they will fix any issues within 48 hours or its prorated off your rent. Well my girl has lived there now lil over a month with a broken window, bathroom fans that do not turn on and other issues that were approved from the initial viewing and listing on their paperork to fill out for warranty work. The lady as the front desk has a giant attitude and shows little to no respect you when speaking. She will lie to your face, she started to play a recorded phone call yesterday, then says it takes "month to retrieve" them. Be ready to hear plumbing in the walls if you are on the bottom floor, the wall shakes and you hear the pipes every toilet flush, shower, and water anything from the 2 stories above. By law they were supposed to provide a list of damages before move in, they did not. First week the door paddid not work but thankfully the lady at the front desk with the poor attitude broke the rules and gave my girl the master key for the first week. They dont tell you but you dont get a key to your door here, only a touchpad and the batteries will die and you wont be able to get in. Maintence "fixed" the washer and left a giant puddle/mess. Have a cracked baseboard? They caulk it, the repairs are dont by amatuers... ill post pictures for you to be the judge. Yes, that is box moving tape over the caulk on the toilet knob. Thr window has a crack going from side to side, she has a young child and an animal, this is a huge liabilty and its been cracked since day 1 There is this off opening above the window too that she was informed would be fixed with caulking- per the young lady at the front desk. There is constant dog poop, trash over flowing from the trash cans throughout the complex, & of course they want their rent when they cannot repair things or keep their word on their system. She has been here 1 month and she have seen no one attempt to come fix anything, they claim to have phone calls on record but wont provide them for her to validate their claim. Very disapointing from the 1st day viewing and the promises that were told. I dont appreciate the lady in the front office lying saying I have drug charges. Defamation of character at its finest. We have it recorded, and have proof on everything here. So they do not keep their word, things are not fixed and they are making her pay rent 01/13/2024 Warranty work update: Zero communicatin for showing up, used poor phone service as an excuese, didnt attempt to walk to the apartment and notify us but she had time to walk her dog. For some reason came in and followed the repair man behind everywhere he went, her attitue was just as poor and unprofessional as before as she continued to argue on the bathroom fans as she looked videos up on youtube to understand the different modes and how they even work. Hers do not work nor cycle ANY air, I gave them a example as I sprayed a fabreez up by the fan and no air was moved. She still continued to argue with us. More damage was done to the apartment, his ladder pressed againt tje window sill and scratched it(pictures attached). Then to fix the bathroom door latch, the piexe is not centered into the door frame cutout and the screws are not put in straight(see pictures). As a favor when I come visit I like to clean her apartment and I cleaned this morning. When asked to remove their shoes, they replied with a simple no, the apartment was left wirh their shoe prints and a smoke smell. She has moved out, she told me the window was fixed, she found the repair man leaving her apartment without notice, they gave him the key and gave access without letting her know. She had a friend her her move, he told me the female employee tried talking to him, followed him, and also recorded him on her phone creating unsafe and hostile enviroment when she thought it was me. Then she approached them both harassing them about this review. I was sent an email from corporate begging to take the review down: work was still not fixed."

"Been here for about a year now and I honesty love it, the atmosphere here is quiet which is a big deal to me since I work from home, it’s pet friendly, the amenities are great and I love the shopping centers in this area. I’ve lived in a few apartments now and these are by far my favorite. The office staff has been so friendly and helpful with this process of renewing my lease for another year thank you Derek and Dimitri for all your assistance. I also I want to give a big shout to the maintenance department I had my ac go out in October and the maintenance supervisor Ramon was able to fix it that same day. I definitely recommend The Lotus :)"

"The maintenance is poor no consistency, or communication. The leasing office can’t return a email. Moved in two weeks ago the fan doesn’t work missing cord. Apartment dirty, maintenance left metal dropped on the floor. Feels great in your foot. Definitely do your inspection of these apartments because nothing is done after a tenant moves out. Going on 3 weeks to fix a simple fan “Do not Move Here” If that is the manager here. I would rather live elsewhere. Can’t manage to fix a simple fan, or Manage to clean an Apartment that knew was going to get moved in for weeks. The email . RENTERS BEWARE"
