"Do not work with these people. I applied for a lease and got approved. They asked for a $2600 non refundable payment, in lieu of the security deposit, and refused to disclose a copy of our lease agreement until 2 days before occupancy. When we asked to see a copy of our lease to review they sent me a general lease agreement, blank, and watermarked "sample." This is not the way business works. Honest agents and companies disclose all terms and conditions upfront, with a breakdown of move in monies. Both parties sign the contract and then you provide the payment. For any people without real estate or legal experience, this is the proper way to conduct a business transaction, that provides both tenant and landlord an enforceable contract to rely on. These people aren't licensed real estate agents nor are they licensed attorneys, so it is shocking that they would ask for a $2600 non refundable payment to fill in forms that take 15 minutes, which is a lease agreement. They are just plain lazy and do not want to do the customary work. These people are unethical and unreasonable and every single response from them is grounded in their "policy." They prey on people who are desperate for housing and do not have a legal background. Please report these people to the Oregon Real Estate Board with a complaint if they try to pressure you under duress into engaging in their shady business practices so they cannot continue to prey on vulnerable people looking for housing."
