"I’ve noticed my review has disappeared, and thought to update. I lived in Delta Grove for 4 years. I dealt with unanswered maintenance requests for a leaking sink that lead water to flow into my kitchen. I had to threaten to withdraw rent after 2.5 days to have it fixed. I also called and took videos, visited the office in Coburg to deal with woodpeckers INSIDE my bedroom wall, that took 6 weeks to cover. They wouldn’t be able to fix if a nest was in the wall. When I asked for a lease renewal (Dec 22’), I had a letter on my door for unpaid rent in March (shocker, it was paid). The manager told me my rent check was lost one month, when it was likely negligence. I wrote another just for both to be deposited on the same day, causing me to be -$1500 and scrambling to figure out how that could happen. They wanted $38 at move out, after maintenance exclaimed how out of date my unit was (dents in the kitchen floor, old carpet before I moved in, charged for ‘floor maintenance upgrades) and it was $35 to cancel my twice deposited checks. Do. Not. Rent. Here. They don’t care about people living check to check, or someone struggling to raise a family. Umbrella Properties is one step above a slum lord. Expect maximum allowable rent rates ($100-$250 per month extra) every single year, with absolutely zero improvements to any part of the property or your unit. (My current apartment increased my rent by, wait for it, $5)"

"After losing my job and not being able to pay my rent I received an eviction notice and had to go to court. I have to say their Atty was more than willing to work with me todo I could try to keep my appt. Unfortunately I had to leave anyways due to no income. However they gave me a month to to find someplace to go and make arrangements to move. I was only able to do partial cleaning due to physical isdues, but I'm hopeful that I'll get at least half of my deposit back. They didn't have to work with me, but they did. Good property management."

"I would give a zero star rating if I could. There’s a reason they have so many horrible reviews. Umbrella Properties is the worst management I’ve had out of anywhere I have lived. After they took over where I currently live our rent was raised about $200 in one year. We have had many issues with appliances not working, blinds that fell off and haven’t been replaced, carpet that is so old that it’s bubbled up and falling out everywhere, and much more. We were told that “there’s nothing they can do about it.” They have gone through like a million maintenance workers because nobody wants to work for them, so the office where we live said there’s nothing they can do about our appliances and blinds that literally don’t work."
