Oak Meadow Apartments

"TLDR: Umbrella is the worst rental company in Eugene In the 6+ years my lady & I stayed in Umbrella property apartments, we encountered more issues then I've experienced combined in my entire life. Ranging from annoying to downright illegal, it's an exhausting list and I'm probably going to forget some things because there were that many issues. We moved into Oak Meadows after having been in 2 previous Umbrella properties. @ the time I believe we were paying under $1000 for our 2b/1b Unit and really enjoyed that they had w/d hookups. Within a few weeks of moving in, all of the trouble really began. Here's a list of issues we dealt with over the next 4 years: Monthly rent being applied to other tenets rent and then being threatened with eviction. This happend 3 times. Dangerous Trees that eventually fell on the building and caused roof damage after being repeatedly told to remove the trees, even by their own maintenance crew Neighbors smoking cigarettes in their units for so many years that it actually permeated through the walls into our guest bedroom, making it unusable until they were removed and the unit was sanitized Roof leaks (caused by the tree falling), being blamed for this leak due to us having an air conditioner (?), which we removed just to prove a point, leak continued , was never repaired or addressed in any serious capacity Entering our unit without notice, while people are not fully clothed & then basically having to be told to leave before they exited Threatening to tow cars without notice so that they can paint parking lines, but never actually towing the cars that had been parked in the lot for years, owned by people who clearly never lived there No dog on leash enforcement, no dog clean up enforced, unhoused cats owned by neighbors that were so emaciated at times they looked like they were going to die Bringing issues to the manager that, quote verbatim “we don't go off of leases” when referencing rules and enforcement of things on our signed lease Allowing domestic abuse situations to continue far longer then they should have, while also allowing that to start affecting other tenets, at one point had a girl come screaming to my door asking me to save her from her partner that was threatening her The stench of Death permeating out of the walls so intensely that maintenance one time suggested our neighbors might be putting dirty diapers in their walls or that an animal had some how died behind the drywall. During inspection of this smell, discovered we had multiple holes in our walls that lead directly into our downstairs and adjacent neighbors units with no air flow restriction what so ever. Cracks and water damage along the ceilings so bad that mold was forming and the air quality got so bad our cat developed asthma , which has since cleared almost immediately after we moved out into our new place. Both myself and my girl had developed unexplained, Continuous allergenic responses to something in the unit that simply wasn't present when we first moved in. We had to put in so many maintenance requests that eventually management started leaving very snarky, lip smacking messages when they clearly didn't believe us anymore, even though the maintenance workers always confirmed what we were asking to have repaired once they were actually sent to the unit We had, no joke, I believe 7+ managers in 4 years. The good ones never lasted probably because Umbrella never let them actually help people, and the terrible ones would actively make the entire situation so much worse No enforcement of ground cleaning, so neighbors would constantly have bags of trash, recycling, clothing and more just sitting on parts of our porch for no reason what so ever. I know there's more but it's exhausting just writing this. No one of these examples would drive me over the edge but all of this combined from one company, is simply unacceptable. I can deal with things that are just annoying or inconvenient but when the health of my animal, myself and my family is being compromised, I have to say something.."

"This has turned Into a trashy, dirty place. Can't keep a manager in the office. They don't fix anything. Hike up your rent every chance they get. There is a homeless community living right outside my kids bedroom window. My advice? Keep looking for somewhere else to live."

"I enjoy it here. Cheap and nice sized apartments with spacious bathrooms. Our neighbors all seem pretty quiet as well. Paper thin walls in the apartment but atleast i can never hear any of neighbors. Probably not ideal for roommates. More ideal for a couple or family."

"All about location!! Nearby Dari Mart, DMV, grocery store, post office, gas station, bus stop, & pizza. The apartments are quite large with laundry hookups & a big bathroom (the built in shelves are the best). The grounds are green & full of trees maintained by gardeners. Maintenance issues are quickly resolved. Thank you Oak Meadows & Management"

"Decent prices for the size. All two bedrooms. Close to lots of box stores (target, lows, walmart) and lots of restaurants within a few minutes drive. Seems like everybody here smokes. Apartments all seem to have nice views of foresty area in the back, not just other apartments which is really nice. Lots of trees."
