"My husband and I lived at Village Oaks for a year in a top floor one bedroom. We then switched to a two bedroom on the bottom floor after our lease ended. Pros: • Nice and safe location - No cars broken into or stolen packages • Washer and Dryer located in balcony • Lots of parking space • Pet friendly – actually allows bunnies • Pest control provided • Good/Responsive Maintenance team • Property lawns maintained • Allowed us the exception to have a privacy screen on our balcony due to religious reasons Cons: • Lots of bugs • Not well ventilated to the point where all the windows fog up and have a lot of condensation, which can easily lead to mold • Thins walls • Greasy and smelly appliances • High pay to break lease • Old complex Our first year was good - the neighbors around us were respectful. During the heatwave in the summer, our AC completely stopped working. Cody fixed it the same day and got it running. He also helped us move in furniture when we moved into our two-bedroom apartment. Whenever I would cook, there would be a very noticeable grease smell from the microwave ventilation, causing grease to end up on the cabinet walls, inside the cabinets, and on top of the fridge, although I would open the windows while cooking. I am surprised that they do not have a cleaning crew clean the appliances after the tenant’s lease ends to prepare it for the next tenants, especially since a good amount of the deposit is taken. There was also gum like substances stuck under the cabinet sink and pantry, which should have cleaned prior to us moving in. We also had a lot of spiders and found some other bugs (cockroaches and others) inside the cabinets. Fortunately, they do provide pest control for this. Two Bedroom Apartment: Similar to our previous apartment, the microwave hood was very greasy and had an odor. There were also dead cockroaches inside the hood of the microwave. We noticed a light switch was crooked, so my husband unscrewed it to fix it. To our surprise, we found a lot of dead bugs inside it. (See photos). Our master bedroom was missing a mirror closet door and we waited about a month for the new shipment to arrive. Not a big deal; however, we expected the apartment to be better prepared considering how much rent we pay. Noise: Noises come with apartment living but the walls are so thin that you can hear every footstep, drawers being opened, talking, laughing, phone alarms/vibrations, music, and the tv. Our upstairs neighbors would blast the surround system and it would shake our walls and travel all the way into the bedroom, and they would play loud music in their bedroom. This was during weekdays, day or night. Management talked to our neighbors about this. We asked management about transferring to an upstairs unit if this persists and they said it would be possible, but we would need to pay a $200 transfer fee + rent would not be the same price as our current residence + some of our deposit will be taken, although it is not our fault and we have barely been living in the new apartment. This upset us since we have been very good tenants, have always paid rent on time, and have been respectful neighbors. Breaking the lease would cost $5000. Smell: My husband and I decided to move into a two-bedroom because we work from home and needed an office. However, we noticed that there was an ashy/smokey smell in the second room. We talked to maintenance about it, and they claimed that they could not smell anything although the smell is very strong and obviously present. We know there is a smell because we noticed it before maintenance told us that the tenants before us used to smoke pot in the room. Appliances: Our oven stopped preheating when I was cooking. Eventually it preheated, but stopped working midway through. It took me 3 hours to complete a 30-minute dish. This also happened in our first apartment. There was even a smell of gas, which indicates that the ovens are faulty. Maintenance ordered parts to fix it. Again, this issue can be fixed but when you are paying so much for rent, it can be bothersome."

But definitely Cody our maintenance person to go to always makes the difference when servicing and fixing anything in the units. Cody is very professional, patient and knowledgeable at what he does. He Carrie’s himself while working. Thank you Cody your hard work is always appreciated."
