"I want to start by mentioning that we rented our home from this company for two years. The home was fine, it wasn’t without its faults but overall in that time the company was responsive in terms of maintenance and any questions. Our rent increased quite a bit moving into the third possible year of renting. We decided it was too much and did not renew. Our issues started 30 days after move out when the company was withholding over $1.7k of our deposit for regular maintenance on the home for the next renter and listed all as damage to the home. It was literally like a routine move out cleaning and a carpet cleaning. No repairs needed. Their contractor even wanted to charge us for picking up leaves in the backyard a MONTH after we had moved out, that weren’t there when we left. For context, my husband and I have rented in Texas for about 10 years with children and dogs and have ALWAYS received our full deposits back no questions because we take care of the places we have the privilege of living in. We tried to communicate with the company over the span of several months- constantly getting “It’s under review” responses from Danielle. After a two month break of being ghosted by them- we finally decided to file a small claim in court, which when we notified them of- they were quick to call us and work something out over the course of a week or so. We did arrive at a resolution - and NO it didn’t involve all of our money back but by this point we were tired of the back and forth. I would warn future renters of this company’s practices because there are MANY reviews that speak to this company keeping deposit money and its shady. I understand if you truly damaged the home, but the pattern we were seeing online is a bit weird. Please take pictures and videos of EVERYTHING upon move in, move out, and when calling maintenance. If you have the same issue you can file a small claim through the local Justice of the Peace Office. The address that you would use to file is the address of the location of the property. You can ask for the amount back plus interest and let the judge decide if the deductions were justified as “damage beyond repair.” Check your lease for who the plaintiff would be but the company listed on ours was Arroyo 3 LLC. I’m putting this information here because I hope that more people are not being taken advantage of. We were SO done and over communicating well with them over the span of months to get no resolution until we threatened legal action."

"Had an unfortunate experience with this company and I must say it was nothing short of a nightmare . From start to finish my interactions with this company had left me deeply unsatisfied and frustrated. The maintenance of the property I rented was deplorable, there were so many issues ( wear and tear ) with this property that we ended up having charged for . The maintenance is terrible and feel completely exploited as a former tenant. I do not recommend this company. Save yourself a headache and the frustration. I do NOT recommend ."

"Lived in the home for 3 years (2020-2023) and every year the rent was increased. The first year by $50 dollars, the second year by $150 and then again it would’ve been raised by $85. Originally we were contacted about possibly purchasing the home, then the homeowner chose to sell another home instead so then when we were told the rent would be increased to $1780 if we decided to renew, At this point it was only 45 days or so before the lease was up so we decided not to renew but wanted to inquire about staying an additional month past our lease end date so we didn’t have to rush to find a home for our family. Homeowner did approve the additional month but wanted us to pay $2200 for that one month. Then after notice to vacate was submitted we were contacted again about purchasing the home at $242,200. Entirely to much back and forth and running around we decided to just move.. At move out they utilized the entire 30 days before there was even a list of things that needed to be “repaired” nothing need to be repaired. They charge $170 for a full clean and $950 for “repairs” all of the items on the “repaired” list were things that should have been done through the $170 cleaning ie spots on walls, cleaning shelves in closets, garage door had marks on it. Totally ridiculous. There was no price next to the items that supposedly needed “repaired” only a total of $950. Was charged for a missing attic cover which was not missing but fell down and left inside the garage. During the 3 years we lived there we really didn’t have any issues but the move out was totally bogus and robbed us out of $1120.95 deposit for things that didn’t even need repaired. If outside vendors are being used they should place the cost of the “repaired” items next to the respected item how do you come up with a $950 repair charge but no price next to the things you’re assuming needed repaired? We felt as if we were definitely taken advantage of, being a military family, at the move out, but during the 3 year stay it was fairly pleasant, the move out is where they “stick it to you, unfortunately”"
