"Lived here a year, great community. I go to the built-in gym every day. Very nice, a bit small though. The entire area is lit up at night, which is great for safety, but I would recommend black-out curtains, because it is too bright to sleep. Kim was very helpful and was direct and answered all of my questions."

"I am delighted to live in this apartment! It has a great location, as it is within 5-minute drive from shopping centers, restaurants, I-69, and Hwy 6. However, it is also situated in a quiet back street, where I can enjoy a peaceful and relaxing atmosphere. The apartment complex has a user-friendly website, where I can easily apply, pay rent, and request repairs. The staff are courteous and professional, especially Alberto, who welcomed me warmly when I first visited the property as a potential resident. He has patiently and humorously guided me through the application, move-in, and orientation processes, and has been helpful on many other occasions. I highly recommend this apartment to anyone looking for a comfortable and convenient place to live."

"I’ve been living here with my family for a few years and it’s been a positive experience. The schools that Regency are zoned to are top FBISD schools and my boys love them. Emma the Property Manager has been a pleasure to work with this entire time. Raul, from the maintenance team always shows up to complete work orders timely and efficiently. If you’re looking for a well maintained apartment home in one of the best areas in Houston, do not pass Regency at First Colony up!"

"I have been living at regency for past five months and it has been mostly a pleasant stay. I would recommend these to individuals and families alike. Pros- 1. Location is excellent, you will find everything that you need close by and within walkable distance. 2. Peaceful atmosphere and beautiful apartments. (rooms are fairly spacious) 3. Office staff is helpful. You get regular and timely communication on issues/updates. Special mention to Alberto, always willing to help and nice to talk to. 4. I had an issue with drain clogging, it was resolved promptly. Improvements- 1. Trash disposal needs improvement * at times common bin gets quite full. Frequency of clearing out needs improvement. *Valet trash collection should be optional / altogether scrapped. 2. Age of apartments shows in certain aspects, I am at ground floor and roaches are an issue. You will need to request for pest control ( i do bimonthly) which does help in keeping them in check."
