"Property is falling apart. Buildings not maintained, akron city code violations cited for select apartment buildings with no proper follow up. Mold and lead paint present in apartments. Numerous floods from ancient pipes caused raw sewage to float around for days in basement with no proper cleaning. Flooding from upstairs bathroom caused ceiling to come apart and still not fixed hole in bathroom ceiling. Loud music, dog barking and Marijuana smoking complaints ignored by revolving door of leasing staff. Maintenance staff doesn't have enough workers and they do quick fixes and also staff changes hands quite often. Landscaping full of dead trees and bushes with minimal maintenance. Roofs leaking gutters falling apart. Section 8 accepted and tenants trash apartments and property and then leave. Illegal parking of cars in parking lot. Small apartments with small rooms with no updates and 100's of coats of paint on doors and walls. Cheap carpeting and appliances and lobbies both front and back that are filthy. Staff will say their hands are tied and the clincher is they will raise your rent every year despite the numerous problems. Loyal long term residents are discarded. They don't care if you've been here for years . They are not putting money nor investing in the apartment community and it shows. Please stay far away from this place you will regret it."

"3 weeks to the day since I reported my fridge stopping working to management and maintenance, they now ignore my phone calls, but are putting papers on my door about renewing my lease? Is this a joke? Looking into paying rent through escrow since they’re refusing to fix what’s broke."

"Okay so to begin this is not what I would rate honestly. If possible I would give no stars. 0/5 if possible. This place has given me more stress and disappointment then when I was homeless. Granted you need a place to live to even find a job so I guess that kinda helps? But the apartments are small for what I have to pay (just under 1000.00 a month) rent is due on the first mandatory or you are charged with a 35 dollar late fee. Their payment portal takes 5 days to process and after a week they'll post eviction threats plus when you call about these notices they 1 either won't answer or their "property manager" whom has been different each time you call or 2 just isn't in the office. They charge a 45 dollar maintaining fee for any issues you may have which on top of the 1000 dollar rent is absurd to me. When my 1 year lease was up they raised rent rather than lowering when we opted to do the month to month term which I was pretty confused about they do have mold issues and bugs that appear during the winter months they don't salt or plow until its a legal issue not to mention parking is absolutely terrible. Someday you may get a spot and others you can only hope they're street parking. I usually don't do reviews but honestly I feel like anybody should be wary before living here. It's upsetting to see all the hoops you have to hop through to live sustainably."

"I’ve lived here for years and they keep raising the rent. Why would you increase the rent for people who choose to stay renting from you? They also have harassed me to the point of stress that has caused many problems in my personal life. Unfortunately I am broke because of them and cannot afford to move anywhere else at the moment, so I have to deal with the abuse. Pictures that are attached are what I get to pay almost $1,000 (for just my rent, not the utilities I also need to pay) for, and I have to pay to have someone come in and put the 1,000th coat of white paint over it. Even our stove has layers of white paint on it! Edit: recently have been getting sick a lot and my child’s doctor asked if the paint was chipping and to test it if it was, and guess what!? LEAD. Lead paint under the 20 layers of paint, instead of just replacing a door that’s covered in it… AND AND! Black mold! Completely covering the bottom of our bathroom, and when I said something about having the city come and look at that too, in addition to the paint, they had someone down there the next day trying to cut it out and now I have a huge hole in my bathroom floor for four days, and I still have black mold downstairs that I got to breathe in the whole time they were cutting and smashing it."

"These Apartment Could Kill You! I lived here for less than 6 months, and in that time the ceiling in my bedroom collapsed while I was home! Thankfully, I was in the other room when it happened. They refused to reimburse my damaged property. DO NOT RENT ANYTHING FROM AIY PROPERTIES. They do not care about you, or the poor living conditions of the apartments they rent out."
