"Pros: The units are really nice and the location is fantastic. It is really convenient to go places from there. It's close to The Greene, Costco, Meijer, Kroger, Walmart, Trader Joe's, and I-675. The neighborhood is also pretty safe. Maintenance was really good and responsive as well. The detached garages that they have available for rent are very spacious. Cons: Although the units are nice, if you take a close up look at stuff, it'll become apparent that the recent remodel was done in a single day and was somewhat rushed. Everything is usable and nothing is broken, but some small details may jump out at you, such as a floor board here or there not quite lying flat. The front office does rather frequent short-notice inspections of the units that can get rather intrusive, sometimes during inconvenient parts of the year (such as right after holidays). These inspections are not schedulable, they usually just give you a date and time range and will show up anywhere in that time period (typically it's during the work day though). They have had a problem with Canada Geese the whole time I was there. The geese stay almost year-round and leave feces all over the complex, so although the ponds are nice, parts of the walking trail next to the ponds are almost always covered in feces, making them not very usable. Occasionally the geese cause brief traffic jams during the morning rush. For the most part, year over year rent increases were rather small and reasonable, but after the recent remodel, they hiked my rent by 30%. This was after another decently large rent hike in 2022."

"Lakes of Beavercreek has been a wonderful place to live. They just recently renovated all of the apartments and everything looks very modern and updated. The leasing office has been very responsive, communicative, and respectful. They always address any issues or questions. Maintenance is also always responsive and kind. The location is great being right by The Greene and close to 675 highway. The property is quiet and clean with lots of amenities! Highly recommend this complex to anyone!"

"We stayed there for three years and made all the payments on time. I vacated the apartments in April 2022 and cleaned very well before doing so. unfortunately they charged $160 for cleaning fee which which we came to know only after they send this to collection agents. They have our emails and phone numbers. But apparently their 'standard procedure' allows them to go through only collection agents but email with an invoice is forbidden. They have called us a couple times for mail received but couldn't inform us about this. Such a terrible procedure these guys have. I lost all the credit score that I built for all these years because of their reckless behavior. Now because of them i can not get a new car and home. After all these instead of being courteous and apologetic they are being rude and reckless pushing the blame on us. Terrible!! Replying to owner: Dear Sir/Madam, All the informational conversation with the staff couldn't answer one simple question. When rent reminders are emailed, why couldn't the cleaning fee invoice be an email or a simple phone call? The only answer I received is it is a standard procedure to send it to collections. When we, tenants, paid tens of thousands in rent over the years were sent to collections for a $160 move out fee, there is something broken about the procedure. All the hard work by the staff goes in vain. There is not much we can do at this point of time other than wait for the negative financial remark fadeout over the years. I hope some things get better for the next one and hope this review helps at least once to be more cautious. PS: Private conversations with the office don't lead to anything fruitful which is why I chose this public medium"

"Residents pay over $1000/month which is supposed to include quality amenities such as the “sparkling pool” which is shown in the picture on the website - This development however decided to remove all the pool chairs and all patio furniture. Apparently due to COVID-19. Ohio has no more restrictions, the pool is outside, there are picnic tables right outside the pool where people have been gathering at since March. So now it’s a pool with concrete slab with no where to sit. Talk about quality amenities. Stop fleecing your residents; buy and put the pool chairs out and stand by your website’s offering. While you’re at it, the bike/walking paths are completely covered in goose poop. Not the normal amount you’d expect, they’re basically unnavigable. If you aren’t going to handle the geese issue, at least clean your paths so the residents can enjoy the property. Thanks!"

"We loved living here! Great location! Close to everything and easy to hop onto the highway. Staff was easy to work with and very understanding. Move in and move out procedures were a breeze. Apartments and neighborhood are very clean and family friendly. Also the ponds add a great view. Highly recommend!"
