"They will come up with absurd excuses to charge fees after move out! We lived there for three years and things were fine besides from extremely hard water and frequent dog poop in the grounds. The real problem was after move out. We found out they had charged us for paint damage from leaking, which was totally ridiculous. The leaking, which we only found out before moving out, was coming from the ceiling and mostly certainly age-related damage. It was neither our wrongdoing nor within our control. When we contacted the office to dispute the charge, they came up with the most ridiculous excuse. They blamed us for not submitting a work order which resulted in their inability to detect the leak. This is penalization for their own tardiness in maintaining the property. Even if we had notified them, they will still have to deal with both the leak and the paint issue. What really threw us off was their lack of communication. They never responded to our email when we asked for more clarification and transparency. This is the worst property management we have dealt with."

"I just recently moved in and I love this place so far! I want to point out the maintenance work in this place. There was an issue with the A/C in my unit and the maintenance tech Tom did a great job on fixing it. He showed up as soon as I reported my issue and went above and beyond to fix the problem! He also was sure that the A/C site looks good post repair. Great job maintenance tech Tom!"

"4 years here. This place went straight downhill after Adam left due to promotion. New management was awful from the start. One example is refusing to give more than 24hr notice to enter our apartment on multiple occasions. Maintenance 4 years ago was wonderful, even in the midst of the tornado aftermath. It also went straight downhill throughout the 4 years. Maintenance requests would take months to be responded to and never fully addressed. I stopped putting in requests and began fixing things myself. The friendliness of the office is completely gone. We knew workers that were there before and after new management and many left purely because of the new manager Logan. We have not had a single friendly encounter with management. Good reviews are the reason I chose this place 4 years ago. Please see this and choose any other place. This place continues to be on a downward spiral. I have many more examples of the poor management, too many to count. You’ve been warned!"

Despite being advertised as a luxury apartment complex, Mallard Landing fell far short of this claim. The amenities and overall condition of the apartments did not meet the standards one would expect from a luxury living experience. The fitness center, touted as state-of-the-art, was poorly maintained and outdated, lacking the necessary equipment and cleanliness. The communal spaces lacked the elegance and sophistication that should accompany a luxury setting. The promise of a lavish lifestyle was simply not fulfilled. Furthermore, considering the high monthly rent, Mallard Landing failed to provide adequate value. The exorbitant price tag did not align with the overall living experience. The issues with management and the lackluster condition of the property made it difficult to justify the steep cost, leaving tenants feeling disillusioned and dissatisfied. In conclusion, Mallard Landing Apartments fell short of expectations. The disorganized management, coupled with the lack of luxury amenities, made it evident that this complex does not deliver on its promises. If you are in search of a well-managed, luxury living environment, I would advise exploring other options that offer better value for your monthly rent."
