"The reviews you read are true. This is my second year living at Upark and somehow it’s worse than the year before. I decided to give them another chance but I am very disappointed. The only people who care are the maintenance team, they do their best by putting bandaids on the massive problem that is University Park Apartments. Upark is a last case scenario when in comes to living in Boca Raton."

"I was a resident here in the past for only one school year....disappointed is an understatement. If i could give 0 stars i would. Do not live here unless you like to party every night, have noisy neighbors above, below and next to you, unclean or unsanitary conditions, awful and strange smells, random fire alarm going off at 3 am every week, very moldy in the apartment and the dresser drawers, every room was infested with spiders, the maintenance crew was rude and creepy and don't lock the apartment door after they leave. Neither my roommates nor myself felt safe living at u-park. Spend the extra money and live at Vie Villas at Boca Raton if you need transportation to and from school."

"I read these bad reviews but ignored them because I wanted to continue living around college students and wanted to have an easy place near campus, but I should have listened to the bad reviews. All they do is take advantage of college students by adding more and more fees throughout my three years living here. They have a community fee for amenities that don't work and charge you for just using your apartment, like simply hanging your towel on your balcony to dry. The pool is always closed, the gym equipment doesn't work, the hammocks are always broken, and the car gates are broken 24/7. There are also several apartments that got flooded but they did not replace anything including the carpets, so I am sure there is decay and growing mold. They also enter our personal rooms whenever they want to without warning. I have been sleeping many times when someone just opens my door without an email or letter warning, which I'm sure is a violation. The property manager is also very nice appearing but does not handle any situations professionally and seems very very new to this. They did not even know how insurance worked and blamed it on me. DO NOT LIVE HERE!!!"

"This is the most disgusting place I have ever lived. The overflowing dumpsters of trash impede entering and exiting the building, & has one of the worst smells I’ve ever encountered. Having lived here for 2 years, I’ve heard of AT LEAST 30 people moving out before their lease ends because the absolute filth is overwhelming. Anything that is broken or in need of repair, GOOD LUCK, you will need it. Machines in the gym that have been broken since I toured in April 2021, have still yet to be fixed. This is standard for the entire property, I question how they even legally get away with the blatant neglect. You will be fined at every and any opportunity. The office staff will call your cell phone, and ask you what you were doing walking around at 4am, but can’t complete a maintenance request. I had concern of theft, and requested them to fast forward through 6-8 hours of security camera footage to see if anyone entered my room…told me they would let me know if they found anything, ex gf later returned what was taken, proving nothing was ever done. The only time they’ll check the cameras is to see who they can fine for anything damaged. Rashard Oliver specifically, who’s known around the complex by residents as the creepy guy who fines and argues with everyone, will give you a disrespectful, unpunctuated, grammatically incorrect response, if he gives you one at all, as to the reason why he’s fining you. They will file maintenance requests as completed, despite not doing anything. I am highly skeptical any of the 5 star reviews about this place are real, some of them stating that the common areas are maintained regularly by the staff… I actually laughed out loud, NEVER. My room was not even cleaned prior to moving in. They have signs taped to the wall in your room telling you you are not allowed to touch the air conditioner, on or off, temperature, DON’T TOUCH. They turn the parking lot lights off at night to cut corners on the electricity, you can barely see which is inconvenient and unsafe. The ceiling fan in each room has enough dust to be considered a fire hazard. The wifi will go out for days at a time. The couches and other furniture in most of the common areas (but not in the rooms they tour) are tattered and disgusting. I could go on forever, I’m not sure I could make this property this bad if it was secretly my goal as management. I would hire a cleaning service and provide management with time & date documentation before moving out, it’ll be cheaper than all the fines they slap onto you on the way out the door. I’ve been homeless, I was less comfortable here."

"Disgusting. On my first day of move in my apartment was trashed. Infested with roaches, sink is broken, carpets were disgusting. The hallways are trashed and the living areas are trashed. We told office about roaches and they promised an exterminator would come in. The exterminator did not come like they said he would. Do not move here unless you want to be living in the lowest quality standards. It’s disgusting."
