"This place is the WORST place to live. Do not EVER live here! I currently live here and just got done with dealing with homeless people camping in front of my apartment and the management could give two sh!ts about it. Roaches are a HUGE issue here and once again management does NOTHING. A totaled car has been parked in front of my apartment for over a month now and I’ve called about this car many times and told them since I just got done dealing with homeless people I do not feel safe having to park 6-7 doors down from my apartment (I’m a 20 year old girl so yeah I don’t feel safe and management is aware had to get police involved) quote from the manager “yeah.. you just have to find another spot to park in.” After I told the manager I do not feel safe walking to my apartment. Absolutely ridiculous. Please for your own sake do not live here, the rent is cheap but definitely not worth it. The absolute horrible management makes living here an absolute nightmare."

"Do not live here unless you like having to share your weekend with a tub full of human feces. I mean that literally. They have a plumbing issue that they refuse to fix, which results in sewage back ups in your bathtub. Sewage also comes out from under your toilet causing the bathroom to flood. The plumbing is connected throughout every unit so every time another unit runs water or flushes a toilet, guess where it all goes? That’s right, your bathroom. You can’t run any water or use the toilet during this time either unless you want to make it worse. Don’t even get me started on the horrific smell of it all. They advertise that they have 24/7 maintenance, but when you call after hours the line never works, and since they no longer have weekend hours, you’ll be spending the whole weekend breathing in the toxic fumes with your children. I’d love to say this is a one time occurrence, but no, it is every time. Only to get empty apologies and lies about it not happening again."

"We are the current residence at 8635 Frontier Trail and have lived there for 2 years and have had almost $500 electric bills since we moved in they refused to fix the AC they have had their maintenance people come out and basically zip tie and duct tape things back together then they also had a AC company come out to check our AC the whole unit needs replacing the ductwork is all chewed up from the rats that infest the properties and the unit in the Attic itself also needs to be replaced they refuse to fix. This place has been nothing since headaches since we moved in even without just repairs the cool is for the other property not new America you need keys to get into the pool and they do not provide them for new America the place is literally full of garbage nobody throws their garbage and the dumpsters they just throw it into the dumpster area a lot of parties and cops being called so if you like nothing being taken care of an a rat infestation this is the place for you. This is for armature lake and the new America town homes"

"If I could give this place negative stars I would. Me & my fiancé have been here for almost 3 years & we CANNOT WAIT TO LEAVE. Management could care less about anyone. They kinda keep up the main side of the apartments. But in the duplex & condos it’s so trashy. We basically live behind a junkyard & they had the nerve to raise rent to 1,200 for a 2b 1b that is seriously outdated & was very run down when we first moved in. They didn’t do any tour. So we had no idea what we were moving into. When it rains our master bedroom carpet gets SOAKED. Sure we have some type of mold, have told management for years nothing gets done. So I have to have sandbags in my front area. Only 2 dumpsters for this entire side so trash is constantly overflowing. Had a neighbor that punched a hole from their apartment into mine took months for management to kick them out. Maintenance came & fixed the hole but didn’t paint over it. My A/C gets clogged atleast twice a month. We have palmetto bugs, ants & spiders. I pay for “exterminators” monthly because it’s required but they never come out. I hate it here. Do not recommend."

"We’ve been here for 3 years. We have cracks in the celling which we’ve told the front office about and no one has come to check it out or even acknowledge us. Our bathroom floods atleast once a week because the pipes in the back are terrible, we’ve been told multiple times they were gonna fix the pipes but haven’t! I have 3 kids it’s not sanitary or okay for us to have to worry about nasty Spectic water! My kids deserve a clean tub and floor in the bathroom!! Highly do not recommend!!!"
