"I say that I was prepared to move out when my lease was up this February. But thanks to the new owners I'm ready to sign my new lease. Not only have they been on point with any and all of my maintenance request unlike past owners. They have worked with me during these past few months with my rent due to job rated issues. Management is always friendly and willing to help if you just ask. I can't complain one bit since RJ properties has taken over. Especially in times where rent is astronomical and most can't afford it the fact that I'm looking at affordable monthly rent is a god send. I'm just grateful for them I don't think they understand. I wish more businesses was like this, because everyone needs help at some point. Ok I'm done. Lol"

"Hampton downs is a very beautiful and peaceful apartment complex to live in. I have lived here for close to a year and everything has been perfect. The living space inside of the apartment is spacious, clean and up to date. I would recommend Hampton Downs to anyone who is looking for their next place to call home. "I've been a resident at this apartment complex for over two years, and I must say that Aquel, the new manager, has truly made a positive impact. His level of assistance and politeness is unmatched. In the past, we've had three different managers, but Aquel stands out for his commitment to making this community a great place to live. He has gone above and beyond to address concerns promptly and with a friendly demeanor. I appreciate the positive changes under RJames Properties ownership because of Aquel, and it's reassuring to have such a dedicated manager he even works on his off days. Thank you for making my living experience here so enjoyable!"

"If I could leave 0 stars I would. I am in complete disbelief. I’m a business woman who usually works remote and I also travel to Atlanta for work. I am in need of an affordable apartment in Atlanta since I’m back and forth so often. I called in and spoke with Marcus and asked him specifically what was needed in order for me to be approved BEFORE spending money on an application fee. He stated the requirements which I was certain I had and would be approved. I uploaded bank statements after I was told bank statements or paystubs was needed to apply. The bank statements shows my remote job in California and shows what goes in and out which is well over the required 3x’s rent. I was never told the deadline for my application which caused my application to be “canceled” I emailed Marcus multiple times to check the status of my application and didn’t receive a response until days later. I called non stop on Monday 8/24 and kept getting sent to voicemail. I then sent Marcus ANOTHER email asking for a status update and he then stated I had to be employed in the state of GA. My lawyer and I would like to see that in black in white. It’s plenty of individuals who work remote who live here. Furthermore, I asked for the requirements for approval when I applied 3 WEEKS AGO and that was not stated. A friend of mine used to live in this complex when Belinda was the property manager and she was very pleasant and got my friend approved & moved in within 72 hours. Marcus was extremely rude and became very impatient with me. In addition, I was misled. Please give out ALL the correct information & know exactly who you’re talking before you just say anything. My lawyer will be in touch."
