"I have hesitated a long time to put a review in here. I have lived at Dunwoody Village for 13 years. The place has had about 4 management companies in my time here. I am giving 2 stars for very specific reasons. I have a sink that is corroded and rusted. I was told I'd get a different one. But instead I just got a message saying the ticket was closed. That wasn't great but it's far from my biggest concern. Some water has come into my place due to a roof issue. I put in a request for help and after a couple days 3 guys came out for 15 or 20 minutes at dusk. They said they'd come back to finish but never did. I have asked everyone and their brother for help on this. Nothing. Today the office replied to me quickly----saying they appreciate my patience. (Forget that). I am asking when someone is coming. I don't need a non-answer. Two stars for Dunwoody Village on a more global level: -Current staff helps when I ask them for something that can be knocked out without a contractor. I have no issue with the workers there. But, Angela is the Manager up there. Angela isn't getting the job done. -Maintenance on site is excellent, outside of my puzzling situation with the sink today. I don't know why that ticket was closed. Maintenance staff is usually really good. -Many services are through outside contractors. This is terrible. Between Christian who runs Maintenance, and Angela.......you are at their mercy as to when a contractor comes. My roof is the perfect example. NEGATIVE STARS for the amenities. What you read in other posts is true. Gates have been broken for 2 plus years. Gym had TONS of stuff stolen. They did nothing to stop it. Community Cafe went from open to locked during covid. Car washes don't work. INFINITELY NEGATIVE STARS for the pool amenities. 1 pool has been closed for 7 years. 7 years. Can you believe that. The other two were shut after July 4th this past summer. Never reopened. The people who control this place have run it into the ground. It makes me so angry having to deal with it that I have finally posted here. Dunwoody Village----please fix my roof asap. Don't put that stupid reply where you are sorry and I should email Angela. Don't reply. Just put some action into my roof. Shameful."
"I’m going to give this apartment the opportunity to fix everything that’s wrong. After speaking with the manager I’m going to trust her that everything will be done so I have erased my post and pictures. I must say I’ve a few positive things I like about the property but the apartment I’m renting needs to be at least acceptable. If anyone looks at the conditions and pictures and is proud of what I was given then you’re the problem. One thing I must say so you’ve a heads up is be careful of Richard, Caroline and Michelle because they’re very unprofessional and incompetent. Worst staff I’ve seen in my life and be careful they gossip and are not held accountable because they think they’re the boss. Especially Richard he goes out his way to show me disrespect but the likes of him means nothing to me. Even though the staff have a problem with me having a decent place to live for my hard earn money, I refuse to accept trash for my money so to the staff who have a problem with me not accepting the conditions of the apartment I’m in, I can tell why by y’all appearance and incompetence . I don’t require new things or expensive things, I don’t need a renovation. I want clean, well done and functioning things. Learn how to be professional and make sure these vendors are executing the job they’re paid to do properly. If you don’t put pride in your job then they will continue to do their job poorly and then yall have to deal with the work orders and reviews. Do your job better because I’ve never seen a worst set of staff ever. The hard part is paid for by the company all y’all have to do is walk the apartments and make sure the vendors did their job properly if not let them correct it. I bet you they will start doing it right the first time. I was a leasing agents, vendors know I’m checking their work, cleaners knows I’m checking their work and maintenance supervisors know I’m telling them what’s needs to be scheduled and I’m following up with them. When you do your job then everyone has no choice but to do their jobs. Example if you know you’re changing the size of a light fixture, you don’t schedule the painter first and even if you do , you’ve them return to do a touch up after. What happened to make ready. Why aren’t apartments being walked immediately and everything that needs to be done written down and scheduled. If you have to change a move in date or things are not done it’s because you dropped the ball. Everything should be scheduled and y’all should have back up vendors. I know vendors are showing up regardless when you work with the professional ones. For these prices everyone needs to take pride in their work and bring their A game. When will any of the 3 car wash work, who walks the property, who reports back what needs to be done and who schedules it after it’s approved. Y’all a hot mess. As a retired leasing agent I’m ashamed of y’all. Get it together. I will do my updated final review in two weeks with pictures. Y’all are going to learn how to give us our moneys worth because the company pays the vendors to give us our money’s worth and y’all are dropping the ball"
"I had a guided tour scheduled. Unfortunately, there wasn't a unit for me to see (which I feel future residents should be informed of 24 hrs before their tour so they can decide what to do). I was provided a breakdown of costs/fees and a map of the community. But since I couldn't see anything I did decide to not go forward with the property. If Dunwoody is a location that you're interested do try them out even though it didn't work out for me."
"What you read about this place is absolutely true, thefts are crazy, the staff is horrible and recieves constant complaints so they have to swap them out constantly, over priced. My neighbors truck was vandalized they took his rims and tires. This happened the first week I moved in. I lived here 3 years do to raising living cost but definitely a low point for me. I would not recommend. Amenities were always broken. The only thing good is it is conveniently located in the perimeter. My place was not even cleaned when I moved in and the blinds were actually torn. The employees and management at the time were replaced but nothing changed. I would look elsewhere you've been warned. I would give no stars if I could. The pictures I uploaded are after I cleaned it and left."
"If you’d like to pay for amenities you can’t use, want to live at the trash landfill, enjoy rodents and want your tires stolen from your vehicle, this neighborhood is for you! Trash is constantly spilling from the compactors and going down the sidewalk. Trash gets dumped in the parking lots and left for WEEKS. The pools (all 3 of them) aren’t open during the summers. The complex keeps them clean for aesthetics only. They do not have a permit in place to open them; however, they were open during the summer- out of compliance. Lawsuit waiting to happen. Rodents are throughout the complex- due to the outrageous amount of trash. Gates are wide open- come on in, criminals! Gates have been open since December. Landscaping is nonexistent once you cross the bridge in the neighborhood. The gym has multiple pieces of missing/broken equipment. Tires being stolen off of cars is a regular occurrence. The leasing office seems shocked when you say you don’t want to live here. Apartments don’t have sprinklers, so you better have good renters insurance or nothing of importance in your home should that bad boy go up on flames. The “dog park” is comical. It’s a tiny section of a HILL and isn’t kept up AT ALL. Mailboxes have been broken into and the leasing office won’t fix them. Murder occurred in complex in May 2020. Dunwoody PD might as well set up a precinct because they’re always here. Rates have increased drastically for what?? No improvements have been made to warrant the increases. They’re only renovating apartments people are moving out of- and by renovating, I mean two days worth of work - paint, linoleum flooring and fake wood cabinets. The property manager lives in the complex and even wrote a great review on here, which is just funny. Closing with this: Don’t live here. Just ride through anytime- gates are open- and see for yourself. You deserve more, as well as the current tenants who are subjected to the slumlord tendencies of this management company. DunHOODY Village would be a more fitting name for the neighborhood, honestly. Good luck!"
