"TLDR; AVOID THIS PLACE LIKE THE PLAGUE -- I don't know how they have the rating they do. To start, as of 1.15.2024, it is day FOUR, that I and the other residents in building 1 cannot use our own toilets due to a backup that occurred on the twelfth. The issue being with so many residences should’ve been classified as an emergency and dealt with or at least genuinely triaged on Saturday. Sunday there seemed to an “emergency services” pluming truck outside, that just sat and ran, hose not visibly connected to anything, they were here for 2 hours… left and still nothing. To make matters worse, it’s a holiday weekend. So, when this eventually gets resolved or we get notified, it may be well into SIX days that an entire building in this complex did not have functional plumbing. The showers don’t drain, can’t run dishwashers etc… And we are all expected to use/share the 2 stalls in the fitness area – that do not even have toilet seat covers, walking out into 20-degree weather just to F----n pee. Before moving here, I saw the 1-3 star reviews and figured that they were in smaller ratio to the 4-5 star reviews, so maybe it wouldn’t be so bad. It is. I can’t tell you how many maintenance requests I’ve had to put in within my first year of living here. Neighborhood highlights: - RATS (they’ll say its taken care of internally, but I don’t need to see them on my way to the car or in the pool either) - Trash Compactor breaks often. - The laundry room is intermittently inoperable. - The pool is not cleaned regularly and there may be a rat in it, you never know. - You will be told you’ll have a washer/dryer in unit, get there and the unit changed so there isn’t but there is a pamphlet to RENT a W/D set from the same company that hosts the machines in the aforementioned laundry room. - There will be random leaking on your ceiling from the ducts or unit above you. - Roaches the size of your thumb. - Apathetic leasing staff. The turnover rate should be in Guinness. - Online mentions they have an elevator. They do not. Luckily, I’m not that far up so it’s fine but it’s a convenience many would bet on. - The visitor gate goes thru frequent cycles of not working. I won’t mention any of the people problems, well because it’s communal living, disturbances are to be expected, maybe not in the form of cars being lit on fire in the parking lot or Dunwoody police standing outside with automatic weapons but eh. If you JUST need to land somewhere any you have god-like patience, then by all means sign a lease here but if you have this tab open for prospect – CLOSE IT and KEEP LOOKING."

"Hello So far my experience has been fairly pleasant and smooth. I've been able to greet a couple of my neighbors and everyone seems nice. We really like the car wash area and the convenient location. Everything is nearby including our church."

"Worst apartment complex I have ever dealt with. Samantha and Prisca are unorganized and will lie just to get you out of their hair. They are “nice” until you bring up an issue. Mark, the maintenance manager, will become loud and agressive if you disagree with him. A word to current and prospective tenants: get everything in writing and record your conversations with them, Georgia is a one-party state. Always follow-up on anything they tell you by calling the Gables Customer Care line. Doing this has allowed me to catch the leasing office in numerous lies. They do not communicate promptly with residents and have failed to give 24 hour notice before entering my apartment for a NON maintenance emergency reason. If they need access to your apartment or if they need you to move your car for landscapers, you’ll receive an email at 6:00pm the day before OR 9:00am the day of…unacceptable. Also, the cameras don’t work and are just for show. Oh and lastly, the good reviews you see here and elsewhere are incentivized. Residents get points to leave good reviews and once they get enough points they can get things like gift cards, etc. So take the good reviews with a grain of salt. To the leasing office: This review is for prospective and current residents, any response will not be entertained."

"When looking for a place, it can be quite stressful but when you live in a community with helpful caring staff it makes a world of a difference. When I first arrived a lady name Prisca was very nice and gave me all the information needed regarding the move in process. I scheduled a tour with another lady Samantha and she was very kind and was willing to answer all of my questions. Honestly she went above and beyond to make sure my apartment was readily available at a very timely manner and to my liking! I had the chance to meet the manager Valencia as well and she was so nice. The entire staff was cordial and professional I was quite impressed because previously I experienced some challenges with an unprofessional staff at the old apartment complex I resided in. Oh and not to mention the maintenance team are always on point when I make the request and they get the job done. This has been a great experience for me. The staff here has made my stay really feel like home. Thankful"
