"If I could give no stars for this place I would. Office people are rude, change constantly which doesn't say much, with the constant change they don't have a clue what they are doing. When it comes time to recertify that you have to do every year living here plan on your rent going up at least $80 because that's what they did to me. It's in Webster but it's no better than living in the projects. Kids galore here that are totally out of control and office could give two craps. The dumpster with garbage all over the place with rats and roaches. Stay clear away from this place if you can. One year was more than enough for me. Glad to be out of this rat place."

"Mice, roaches, mold, rotting ceilings and floors. Maintenance and management are replaced monthly. Kids are out of control and run wild. Criminals have more of a right to live here than you do. People can violate you, your children, and your home and management nor the police department will do anything to help you. People breaking into apartments, partying, stealing cars, fights, stabbings, thefts, etc…If they can’t run it, shut it down.. landsman makes over a half a million a month and will only hire 2 maintenance workers. Majority of which they hire are creeps themselves. Good luck getting in touch with anyone because the office is always locked and they don’t answer the phone, and forget about getting a receipt. I’m so glad I’m out of that place. Prisoners live better than people in Phillips village."

"10 months ago I give this place a 4 stas, today 8/2/2023 I'm giving it a -1 it has gotten the worse ever, I have been complaining about some issues I have regarding my privacy and my peace of mind, , every single day I get between 10 to 16 kids right by my LIVING ROOM in the back of my unit, they spent hours and hours playing, screaming, running, hitting my side wall with rocks or bats it's outrageous it's so out of control that my nerves are all over the place, there's not one day that I don't spend wondering when they're coming and how many would there be this time, I had to ask my doctor for some anxiety meds in order to be able to deal with the situation. I have placed tons of phone calls to the office, I have filled out complaints form, and nothing has been done, today 8/2/23 I went to the office to meet with the New office manager, I had made an appointment to meet with her, right of the back I realized that NOTHING was going to be done, when I arrived I said Good Morning and she didn't reply she didn't even look at me she ignored me completely it was so unprofessional and unethical, she without looking ate just pointed out to this table and told me to SIT when I started explaining the situation she right away without any empathy or concerns she said in her very cold shoulder ways that those were common area's that those kids had all the right to be there even if they were right outside my living room glass door, that there's nothing the office can do, and that was it, No resolution no let me see what we can do to help, no apologies no empathy NOTHING AT ALL, may I remain you that I'm taking medicine for my anxiety due to the horrible situation I'm going through, but there was NOTHING offered to me. Sad very sad , I won't recommend this place not even to my worse enemy. The only good thing is maintenance, they're great. And that's it, the rest is the worse ever."

"Worse place to live , the residents there serious mental problems are rude and inconsiderate . Walls are paper thin especially bad bad on bottom level , trash outside , graffiti soon as you enter . Bad kids kids running around and never playing in their area loud music in cars all hours of the night , domestic violence at 3 in the morning . If you exuberate class then stay the hell away from here"

"Place is terrible. You can hear your neighbors so clearly it's as if they're having a conversation with you. Office staff are okay... property manager however is very judgmental, picks and chooses who the rules apply to and is rude and inconsiderate. Grounds were a good group of guys back in the day, now not so much. In house is terrible. My apartments was a mess when I first moved in. Had to buy my own shower head because they never gave me one and upon inspection didn't bring me one back and it was a Friday. Place just sucks!!"
