"Poor maintenance. I was without AC for over 30 days with my 1 year old child. Then After a month of no AC they only gave me one window unit and put it downstairs when we slept upstairs…. Rental lady was nice. Corporate was nice. But they need better management/maintenance…."

I really appreciate her patience and hospitality, even though she had a tight schedule she was available and help me with the application as well as breakdown the process making sure I thoroughly understand everything! she showed me the property, which were very nice clean and maintain beautiful Townhomes very spacious and I loved everything about it great pricing honestly this is one of the best properties I have seen in years and it is a major turnaround from what I knew six years ago loving the new management"

"I applied in August. No one contacted me til over two months later when I called them about my status. They claim I had no credit history which if I have a great credit score, I have a great history. Next they say they couldn't get ahold of my current landlord but why didn't they leave a frickin message to call them back. Which they said since they couldn't talk to the manager it counted as no rental history. Tell me what if you never rented ever, would you still be turned down? They did me a favor by turning me down. I hear this place sucks. I will find a place that will approve me! Mt credit history and rental history is great!!"

"Briarwood Court and Kingly Ones are both run by the same people. I can't wait to get out of here. Maintenance what maintenance, nothing gets fixed in a timely manner if it ever gets fixed. Paint peeling in ceiling in every room, faucets leak nonstop (not fixed after multiple complaints) which causes water bill to be sky high, and don't be late on the water bill they will try to evict you."

"If I could give these apartments negative stars then I would. This has been the worst 3 years of my life living here. The account manager from the corporate office is rude, condescending, and just doesn’t care. I have dealt with electrical issues, mold, flooding, mice, water bugs, stale water smells, a gas leak, a bird coming in through the vent over my stove because the vent cover was the wrong size, and the list goes on. I have paid my rent on time every month since I have been here. Because my maintenance concerns were not being handled properly, I reported them to the City of Richmond. So now they are deciding not to renew my lease, during a pandemic. So I feel as if they are retaliating against me. They are absolutely horrible. Please save yourself the trouble. Ask anyone who lives here and they will tell you the same thing."
