"Management sucks, they don't post how much you owe on your monthly bills until the day after they are due, and they are terrible at communicating anything to you. The maintenance also sucks, they care more about being parking management instead of fixing the problems with the apartment buildings, which mind you are pretty much falling apart. It may be cheap but it is not worth staying here."

"I absolutely love this place. the leasing office staff has been nothing but kind and sweet to my roomates and I! They are always very friendly and answer all of our questions clearly! They also are the best to our dog, Teddy. He loves going in there and they shower him with love and affection. Living here has been great and I would recommend it to anyone!!"

"Our daughter was a resident here for 2 years while attending UT. We as her parents had to sign a guarantor lease; however, the office never communicated with us. While residing there she was without water for multiple days at a time throughout her lease. Issues were reported to maintenance staff and no response for days. They had ripped damaged cheap vinyl furniture provided by the apartment when they moved in and although reported to staff it was never replaced and then they harassed her and her roommates for “damages” for a sofa upon moving out. The pool was never opened during her 2 year lease for various reasons. Staff posed as residents to give positive reviews and post in resident group chats. Theft was a huge problem within the complex. Multiple safety concerns were present during her lease. Then Tabitha who determines account charge on move out would not communicate with them. My daughter then contacted better business bureau and corporate office to resolve the disputed charges because she and her roommates were sent emails informing them it was being turned over to collections despite their efforts to contact office. My daughter ended up paying the disputed charges to be done with it. AFTER paying the charges she received a harassing email and threats by Tabitha because of a bad google review. So, Tabitha, you don’t threaten young adults for their honest review. Shame on you and your company for fleecing hardworking college students. Next time if you have a dispute talk to the parents and stop harassing young adults. Renters, PLEASE think long and hard before signing a lease with these people. They are a terrible company."

"University Park is an incredibly mismanaged apartment service. It is a nasty and unsafe environment with rude management as a cherry top to an apartment that deliberately preys on students living in Knoxville. I have attempted to contact staff (who state they only take contests in written form) multiple times via email and have been ignored. I would not tell a cockroach to live at UPark. Management went weeks without replying to emails from me and my roommates regarding move-out charges. They only responded when I complained to corporate, then I was met with guilt tripping and excuses. They tried to claim we had an unregistered pet in our apartment that caused damages, not due to poor quality of furniture. When we asked for inspection reports that stated damages were due to poor quality of furniture, they were dodgy at best and ignored our requests for weeks. This is a management that preys on young adults who are, at best, barely surviving. Please, if you are new in Knoxville, please seek other places to live. University Park is not worth the cheaper rent. There are several other issues to write about, but please read other negative reviews carefully as they are 100% true."

"Horrible. Cheapest place and still not worth it. Communication SUCKS due to the fact that they do not answer the phone and barely respond to emails. Every emailed response I received was filled with attitude and complete disregard for the original problems I had. Once you get on the bad side of management, good luck getting anything fixed and also they TAX at move out. They charged my roommate and I $200 for a table left out on the balcony even though a previous tenant moved it out there. Most ridiculous place to live. They screwed me out of my entire deposit and got snappy at me through emails when I tried to talk about it. I’d rather live in a box under the bridge. If I could rate 0 stars I would. And it sucks because Upark used to be a great place to live."
