"They don't do the maintenance needed to live safely here. They don't handle Emergency help needed for issues like power or holes caused by rodents getting into the apartments. Half the outlets don't work and several other issues."

"Working with this property management company has been a nightmare. No one has called us back with information about a rental, but took $150 for each of us to apply (we're married). Then, after making $300 bucks, they tell us VIA TEXT that there are no appliances in the unit. None. Like no fridge, no oven, none. This may not be scammers but it is a completely unreliable company and not one person from there has bothered with ownership of any of the issues, questions or problems we have encountered. Do yourself a favor and rent from ANYONE else."

"Good experience so far. They put in a brand new stove and refrigerator. I’m so grateful for that. I was supposed to get a $100 gift card as part of the move in special. Don’t know what’s going on with it. I could use it too. Otherwise it’s all good. When my heat wasn’t working they sent out ppl asap. I can see myself being in my place for years to come."

"Don’t rent from them. Like most rental companies in Dayton, they only care about the money and not the people supplying the money. Our lease ended in July and of course they haven’t given our security deposit back. We were great tenants to them for two years… paid rent on time, made improvements to the house that needed to be made (don’t bother trying to have maintenance fix things. They won’t. You’d be better off fixing it yourself). I’ve asked them twice about the security deposit and itemized receipt and of course, they’ve only responded once to say they were “passing on the information.” They didn’t even know my name or former address… My boyfriend called and asked them about the security deposit and the receipt. No response, yet another voicemail left. Three times, 2.5 months. I’ve never had to wait more than a month for a security deposit. And the thing is, I do expect to receive the full security deposit for this house as we left it spotless and left it in much better shape than what it was when we moved in. It is not our fault they can’t find someone to rent their stupid double. They owe us money regardless of if the residency gets occupied or not and I will be looking into my rights with a lawyer if the security deposit isn’t deposited into my bank account soon. Super unprofessional. I often wondered if this was scam because some of the names of the employees literally sound like fake, made up names. I don’t know if they’re nicknames but they just don’t sound like real, somewhat common names. Oh and don’t bother trying to call or text or email them! They NEVER respond. My boyfriend has gone up to the office a couple times and made the comment to me that he isn’t sure why they don’t answer the phone. They all are just sitting around in the office doing nothing. I don’t even have a working email address for them. Every time I email an email address (that has emailed me in the past), I get an “email not delivered” notification because the email address is no longer valid. When I text them, OCCASIONALLY, they decide to respond. These people are lazy, money hungry/greedy, people and I do not recommend renting from them. Two years of wasted time with this company, two years of being an ideal tenant, and this is how we’re treated. Update: it took me writing this review for them to mail a check for the security deposit. They literally sent the check the same day I wrote this review. And I don’t know why they asked for my bank account information for direct deposit just to send a paper check. And the funny thing is, they took $114 from the security deposit, sent the check with two sheets of paper explaining that it was the security deposit, and have yet to give me an itemized receipt of what they used the $114 for. Pretty sure like any other rental company, they used it to clean which made me realize I’m wasting my time by doing a final thorough clean for these stupid properties because they’re going to take my money and clean over what I’ve already cleaned anyway. Long story short, I’m still waiting on an itemized receipt and I do intend to get it one way or another. Also, moral of the story, if you want IPM to even pay attention to what you have to say, don’t call or text or email. Write a review!"

"Don’t rent with them. Communication sucks, and they don’t fix anything. We moved into a house that they said was cleaned and yard was cleaned. There were piles of cigarettes in the garage, dirty floors, spray paint in the garage, and trash throughout the whole yard and poison ivy all over the place. They were supposed to fix the fence, cut back trees over the power lines, caulk the bathroom, and fix the damaged driveway. Not even a full month in and nothing is fixed. A storm broke a huge tree limb off and landed on the fence. So they come out, look at it and don’t do anything. Like they said they were going to do. No update on when anything is going to fixed. Also the stove outlet in the kitchen is a dryer outlet. So still waiting for them to come fix this. Every week there’s a different issue. Rent through a different rental company"
