Vida at Health Village

"As an earlier reviewer mentioned, the building has just been sold and placed under new management. I am not a commercial real estate professional but view a building constructed in 2020 trading hands for a third time to be a red flag. Residents used to be predominantly professionals of all ages and some older students. Neighbors were considerate and respectful of the community. Those residents have been moving out in droves and those moving in to replace them have proven to be inconsiderate and disrespectful. People park however they wish, occupying multiple spots or parking in handicapped spaces because they must be special. There is regularly dried vomit and fast food trash left in the garage. Random cars following you in and out of the "secured" parking garage. People don't pick up after their large dogs and let their small dogs poop INSIDE, literally on the elevator and in hallways. Common areas are always freezing, usually smell like stale fast food or heavy fake fragrance, and are playing awful music. The building seems much larger when you look at pictures, but in reality you find that it is actually super small with few places to go. Getting deliveries is impossible. Drivers can never figure out how to get into the building or where to go. I have had Amazon drivers literally cancel or refuse to deliver orders to our building. Office state could not care less about helping them. The surrounding area is not nice. There are always homeless people hanging out. They enjoy the patios and outside tables and benches. Can't blame them. Garbage, chicken bones, all sorts of trash litters the sidewalk at any given time. Once saw a partially eaten Chipotle bowl in a planter that was left there for a few days. The Ivy next door also has a fair share of annoying and inconsiderate residents which add to the neighborhood vibe. Overall there are definitely worse places to live. They have lovely marketing material and Delia is great at her job as a leasing agent. That said hopefully some will find this candid insight helpful in determining whether or not this place is right for you. Finally I'll add that rents here have always been above market rate for comparable buildings but were largely justified by how well the property was managed. Now I would say rents are laughably above market rate to the point of delusion. There are so many comparable or nicer buildings that have adjusted rents realistically based on the current market and they are now hundreds of dollars less."

"This is a long overdue review. I had the pleasure of working with Délia Campos in finding the apartment I wanted in the timeframe I needed. She completed a wonderful tour of the community with me where all the amenities meet my needs and wants. I also want to thank Horacio for helping me with the application process while Délia with on leave. The community communicated with me what they needed from me and made the application process seamless. I love living here! The community is very clean and spacious in a wonderful location near downtown but not in the mist of it :)"
