"foothill terrace is managed by concept properties. my roommate and i were good tenants and always paid our rent on time. i was disappointed at the end of our lease when we left the apartment cleaner than when we moved in, and concept still took our deposit. they will find every little thing and charge you for an apartment cleaning at the end of your lease so unless you get your apartment professionally cleaned expect to pay that fee. the way concept handled security deposits, especially for exceptional tenants, left a bad taste in my mouth so i cannot recommend renting here. thanks"
"Sharing my candid thoughts after living here for 2.5 years. Location: - We liked that it’s close enough to downtown and the U without the noise and safety concerns. - The neighborhood is very quiet and although the complex faces Foothill Drive, we didn’t hear any traffic. Apartment - Overall loved our ~800 sq ft unit and covered parking. We weren’t really looking for extra amenities like a pool or dog park. - My only wish would be that the unit didn’t have popcorn ceilings, but it’s were acceptable for the price range. - We were impressed by the low level of package theft in the complex. It’ll be a common sight for packages to be in front of a door for days (e.g., tenant is out of town) and remain there until the tenant returned. We had some poor experiences with porch pirates at previous apartment complexes, so thought that was neat. - Really liked our covered parking spot in the garage - weren’t about shoveling snow off our car. Maintenance - To my understanding, a specific maintenance staff is assigned to a group of units, and we really liked the person that was assigned to our unit. She was extremely respectful and quick. - Maintenance orders are submitted via tenant portal and I’d say most things were completed within a day or two. - We had a dishwasher break, and it was replaced within two or three days. Another time, our toilet wouldn’t flush and it was resolved within a day. Property management - I read through a few of the reviews here that had a poor experience with the management company. I’ll only speak of my experience that it was actually pretty decent. - Christi was the property manager for most of our time here. We’ve emailed her on a few occasions and she typically responded within a day. I believe she helped broker a group purchasing deal with Google Fiber that lowered our monthly wifi bill from $70 to $55. - I recently received an email that we have a new property manager, but I haven’t had any interaction with her, so can’t speak to that. - During our move-out process, Katherine helped us understand and facilitated the process. She was prompt, clear, and answered all of my questions respectfully."
"Do not live at this horrible place! The property manager, Kristi, is one of the most awful people I've ever known in my life. She will find each and every possible way to charge you more for literally anything. She treats her tenants with complete disrespect and she is just downright a rude person. Do not expect to get your deposit back. Actually, you should expect to pay even more when you move out. I lived here for a year and left my apartment in great shape, and they literally claimed money on the most absurd things. Charging 3x the amount for stove tops, charging absurd amounts for cleaning, etc. And talking to Kristi is like talking to a brick wall that has an awful attitude. It is a fairly nice building with reasonable rent prices, but stay away from Kristi and her reign of terror."
"Pros: Location is right next to the University of Utah and the highway. Rent is around $1050 for a two bedroom apartment (estimate 2017) $950 for rent $100 for other utilities. This is a decent price obviously if it gets raised not so much. Maintenance requests are fulfilled very quickly. Tenants are primarily university students and families. The property manager is making improvements of the property a lot albeit mainly aesthetically. Cons: It is extremely difficult to get in contact with property manager. Mentioned above maintenance requests are fulfilled quickly this is in the con category as well. About once a month something would break down in the apartment. Cars are broken into in the parking lot (rare but still sucks when that is your car). Power goes out in building probably once a month on average. Story that sums up experience with property management team. Mid winter our apartment roof starts to drip water from melting snow on the roof. We put in maintenance request to get roof leak fixed. Come home next to day to find that property teams solution was not to fix the roof but to put six industrial fans in our apartment pointed at the ceiling. If you do not know anything about industrial fans they are loud as hell so that obviously made living there a blast. They put the fans in our apartment for a month before finally hiring a roofer."
"This company is very mean. When i moved in, they charge $500 deposit and $400 is refundable. However, after i lived in for only 10 months, i was only returned $46. They claim everything on the carpet and tried all kinds of reasons to deduct your deposit. This just simply bring the rent up to an extra $45 per months. Don't rent it. They never change carpet for you but they will charge you a lot later. Just think like this: the deposit is gone ever since you paid them, you will never ask it back. This is how "concept property" work!"
